Role Description

This is a full-time on-site role for a Maintenance Technician, based in Lancaster, PA. The Maintenance Technician will perform day-to-day property maintenance tasks, which include troubleshooting and repairing mechanical and structural systems, conducting preventive maintenance to ensure the upkeep of facilities, and addressing work orders in a timely and efficient manner.


Responsibilities & Duties

  • Complete service/repair orders in a timely fashion
  • Estimate time and extent of repairs
  • Perform routine preventive maintenance
  • Maintain material and supply inventory
  • Plan and schedule repairs with residents and procure all parts for successful plan
  • Maintain schedule to use time most efficiently
  • Ability to read and interpret repair order documents and maintenance instructions
  • Ability to problem solve
  • General handyperson
  • Familiar with maintenance tools and equipment
  • Janitorial (common grounds area clean, pet waste stations, dumpster trash clean-up as needed)
  • Light Plumbing
  • Light Electrical
  • Light Carpentry
  • Touch-up Painting (includes but not limited to minor drywall repair, sanding and finishing)
  • HVAC
  • Softwash/powerwash (seasonal) with company owned equipment
  • Appliance troubleshooting
  • Strong and professional communication with office staff and residents
  • Attention to detail to maintain company standards
  • Self-motivated, deadline and detail-oriented
  • Smartphone Literate
  • Ability to handle physical workload
  • Apartment Turnovers
  • Resident Maintenance Requests
  • Perform General Inspections of Apartments (filter changes & inspections)
  • Keep common areas and grounds clean
  • Snow Removal; operate snow blower, light shovel work (mandatory evening/weekends when needed)


Qualifications

  • Minimum of one (1) year in property maintenance related experience
  • High school diploma or GED required; certification in related trades is a plus
  • Valid driver's license, clean driving history and reliable transportation
  • Must pass drug screening and criminal background check


Schedule & Benefits

  • Monday-Friday 8:00 AM - 4:30 PM
  • On-call once every 3-4 weeks/weekends for emergencies only, additional compensation provided
