About the Role - Maintenance Technician
The General Maintenance position is responsible for performing work on resident properties that may involve pipe fitting; insulating; welding; machining; carpentry; repairing electrical or mechanical equipment; installing, aligning, and balancing new equipment; and repairing buildings, floors, or stairs.
Responsibilities
- Communicates and follows up with the Property Manager about maintenance concerns and the status of work orders.
- Maintains the internal and exterior condition and preservation of the property. This will include but is not limited to picking up trash, cleaning common areas, sweeping or shoveling walkways, and salting icy areas.
- Assists Project Manager in contracting vendors and taking bids for special projects.
- Paints, cleans, and repairs all vacant units within a timely and impeccable manner.
- Uses tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
- Performs routine preventive maintenance to ensure that building systems operate efficiently, and the physical condition of buildings does not deteriorate.
- Diagnoses mechanical problems and determines how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
- Ensures that maintenance parts, supplies, and equipment are stocked and available at all times.
- Assembles, installs and/or repairs wiring, electrical and electronic components, pipe systems, plumbing, machinery, and equipment.
- Performs all other duties as assigned.
Qualifications
- High School Diploma (or GED or High School Equivalence Certificate); 2-3 years of building maintenance experience preferred; or equivalent combination of education and experience.
- EPA Certification Preferred.

- Equipment Maintenance - Performing routine maintenance on equipment and determining when and what kind of maintenance is needed.
- Repairing - Repairing machines or systems using the needed tools.
- Troubleshooting - Determining causes of operating errors and deciding what to do about it.
