SUMMARY
This position is the senior level maintenance person on-site and is responsible for the overall maintenance of the site including planning, coordinating, budgeting, organizing, and maintaining the physical needs of the site. This person will perform and direct other maintenance personnel in the repair and maintenance of HVAC systems, electrical/mechanical systems, plumbing, grounds, structural elements, mechanical equipment, and refurbishment of apartments. The Maintenance Supervisor, under the direction of the Property Manager, generates positive resident relations and optimal resident retention. This position may require the support of multiple locations.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Essential duties and responsibilities include the following:
General functions:
- Supervise any vendors/contracts i.e. yard, plumbers, etc.
- Directs and supervises the day-to-day administrative operations of the maintenance functions including the scheduling and assignment of work, submission of reports and paperwork (invoices, timesheets, new hire/termination information, employee counseling, and evaluations), and record-keeping functions in a timely manner, including sanding/salting and smoke detector battery replacement logs.
- Keep the complete interior appearance of the building clean and in good order.
- Comply with and track daily work orders and regular or preventative maintenance.
- Repairs structures including builds and installs cabinets, partitions, blackboards, and shelves; repairs furniture and equipment; installs floor coverings, acoustical ceilings, and window glass; repairs roofs, floors, doors, locks, and related items.
- Performs electrical repairs such as replacing switches and wiring; repairs refrigeration equipment; installs sprinkler systems and water lines; repairs faucets, sewers, plumbing, boiler room equipment, pumps, check valves, boiler lines, heating, and ventilating systems, water solar systems, and photovoltaic equipment.
- Paints building interiors and exteriors, furniture, cement, and other materials and items; pours and finishes concrete.
- Estimates materials, labor, and time needed for projects; operate light automotive equipment and transport materials, furniture, and equipment.
- Regular cleaning of common areas, laundry room, halls, community center, office building grounds and parking lot.
- Cleaning vacant apartments including painting, carpet cleaning, floor cleaning, and overall cleaning.
- Cleaning of trash rooms and all trash removal.
- Follow-up on previous work orders and scheduled tasks, preventative or otherwise.
- Decoration of interior and exterior of building and landscaping with Supervisor’s guidance.
- Interact with Supervisor in regards to policies, proposals, contracts, bids, and maintenance budgets.
- Computer tracking of work orders, tool, and part inventories, maintenance schedules of A/C, refrigerators, ranges, and others.
- Setting up tables or special requests in common area rooms for groups utilizing the facility.
- Keep up to date records of OSHA regulations, Material Safety Data Sheets, HUD regulations, with regards to maintenance and property inspections, Fair Housing, Section 504 and ADA Regulations.
- Participate in all inspections of apartments and property.
- Initiate procedure for Material Safety Data Sheets (MSDS).
- Submit weekly maintenance and work order reports to the Property Manager.
- Do all necessary repairs including but not limited to appliances, plumbing, carpentry, electric, grounds, housekeeping, and painting.
- Oversight of all yard work including mowing, trimming, planted beds, and upkeep of sprinkler system.
Other Duties & Responsibilities:
- Complies with all applicable training requirements and all company safety, personnel, and operational policies and procedures.
- Ability to prepare estimates of time, materials, and labor.
- Ability to operate power equipment.
- Ability to perform calculations and measurements as required for carpentry work.
- Knowledgeable of the materials, tools, methods, and equipment used in building trade, such as carpentry, plumbing, painting, masonry, cement work, and electrical work; repair methods and maintenance practices for structures, furnishings, and equipment; work safety practices.
- Complies with work schedule to ensure effective operations of Agency programs.
- Knowledgeable of all standards, methods, materials, tools, equipment, and safety processes used in the electrical, plumbing, HVAC, and carpentry trades and crafts.
- Complies with work schedule to ensure effective operations of Agency programs.
- Ability to work collaboratively with other personnel and/or service providers or professionals.

EDUCATION and/or EXPERIENCE
- High School Diploma or GED from an institution accredited by a state Department of Education.
- Technical training preferred.
- Must have at least Three years at a journey-level in a building trade such as carpentry, painting, and masonry, electrical; or, a combination of training, education, and experience that is equivalent to the employment standard listed above and that provides the required knowledge and abilities.
- Experience and training in all areas of general maintenance.
- Must have a valid Florida driver’s license, clean driving record as determined by the insurance carrier for the Diocese of Orlando.

WORKING CONDITIONS
The working hours of this position are not limited to an 8-hour day. This person will need to be available on call status, in the evening and weekends, as needed. Must be willing to work in conditions of stress and function well under pressure.
PHYSICAL and SENSORY REQUIREMENTS
Ability to climb a ladder to height of 35 feet and use scaffolds. Ability to lift 50 pounds, bend, stoop, squat, lean, reach, crawl, stretch, and stand for long periods of time. Be able to perform all the tasks required of maintenance staff. Work inside and outside of buildings. Work in well lighted and ventilated areas, hot and cold temperatures, and dark and tight quarters. Ability to work with minimal supervision as well as in a team environment. Work extra hours and be on call for holidays and emergencies as needed.
