GoldenWest Management, Inc is looking for a Full Time Maintenance Supervisor to oversee the day-to-day maintenance operations of a 147-unit apartment community in Las Vegas, Nevada. This is a supervisory position responsible for both hands-on leadership and administrative oversight of the maintenance program.
The Maintenance Supervisor will be responsible for oversight of all maintenance operations, including supervising the work order flow from initial repair requests through vendor assignment, repair completion, and invoice review. This role ensures the property is consistently well-maintained, that quality vendors are in place, and that residents receive timely and professional service.
Key Responsibilities & Duties:
• Oversee the workflow, process and completion of all Repair Requests for the 147-unit community
• Train and supervise on-site maintenance staff and any maintenance assistants
• Assist Property Manager in solving complex Landlord-Tenant maintenance issues
• Assist Property Management with invoice tracking and input for all property turnovers
• Maintain a reliable roster of capable third-party maintenance vendors in the Las Vegas market
• Report repairs requiring resident billback with concrete evidence
• Foster an environment of complete resident satisfaction with regard to repairs and maintenance
• Maintain after-hours on-call schedule for maintenance staff
• Ensure that all emergency repair situations are responded to in a timely manner
• Participate in and coordinate ongoing preventative maintenance programs
• Ensure maintenance expenses remain within budgetary limits
• Conduct regular property inspections to identify maintenance needs proactively
• Complete projects as determined by the Regional Apartment Manager
Qualifications and Skills Requirements:
In addition to what is listed below, this person must have the ability to work in a fast-paced environment while remaining flexible, organized, proactive, resourceful and efficient, with a high level of professionalism.
• 3+ years of experience in residential property maintenance or multi-family housing
• HVAC Certified
• Prior supervisory or lead maintenance experience preferred
• AppFolio Property Management software experience a plus
• Strong customer service background
• Excellent written and verbal communication skills
• Ability to coordinate multiple vendors and work orders simultaneously
• Knowledge of general building systems: plumbing, electrical, HVAC, and appliances
Hourly Position
$30 - $35 p/hour + Bonuses, Health Care Benefits, and PTO.
