Job Details

The Maintenance Manager will oversee day to day maintenance operations across a portfolio of commercial and industrial properties. This individual will be responsible for maintaining the physical integrity of all facilities, leading a maintenance team, managing vendor relationships, and ensuring properties are safe, functional, and well presented at all times.

Key Responsibilities:

  • Manage and supervise maintenance staff, including scheduling, performance oversight, training, and day to day direction
  • Develop, implement, and manage a proactive preventive maintenance program across all properties
  • Conduct regular property inspections and coordinate timely resolution of deficiencies
  • Oversee and manage relationships with outside contractors, vendors, and service providers; obtain bids, review scopes of work, and ensure quality and compliance
  • Respond to and prioritize work orders and tenant service requests in a timely and professional manner
  • Maintain accurate records of all maintenance activity, work orders, inspections, and vendor contracts
  • Assist with budgeting for maintenance operations and capital improvement projects
  • Ensure compliance with all applicable safety codes, regulations, and company policies
  • Support due diligence and value add improvement projects as needed

Qualifications

  • Minimum 5 years of experience in commercial or industrial facilities maintenance, with at least 2 years in a supervisory or management role
  • Working knowledge of building systems including HVAC, plumbing, electrical, and general construction
  • Experience managing contractors, obtaining bids, and overseeing third party vendors
  • Strong organizational skills with the ability to manage multiple priorities across multiple sites
  • Proficiency with work order management systems and basic computer skills
  • Valid California driver's license with a clean driving record
  • OSHA 10 or 30 certification preferred; willingness to obtain upon hire considered
  • Experience in waste management, industrial, or heavy use facility environments is a plus
  • Strong communication skills and a team first approach

Physical Requirements
  • This role requires the ability to walk properties regularly, lift equipment up to 50 lbs, and work in varying indoor and outdoor conditions.
