Job Title: Maintenance Foreman
Job Description

The maintenance foreman oversees day-to-day maintenance operations across multiple residential properties, ensuring that units, buildings, and grounds remain safe, functional, and well-maintained. This role leads a team of maintenance technicians, assigns and monitors work orders, and personally handles more complex repairs. The position requires a hands-on leader who is comfortable working in the field, interacting directly with residents, property owners, and inspectors, and ensuring high standards of service and safety.

Responsibilities

  • Oversee daily maintenance operations across residential properties to ensure all units, buildings, and grounds remain in good working condition.
  • Lead, guide, and support a team of maintenance technicians, assigning work orders and monitoring progress to ensure timely completion.
  • Respond promptly and professionally to residential work orders, providing courteous and effective service to residents.
  • Perform repairs across plumbing, electrical, HVAC, and general building systems as needed.
  • Troubleshoot common resident issues, identify root causes, and document resolutions clearly and accurately.
  • Complete preventative maintenance tasks and conduct regular property inspections to identify and address issues before they escalate.
  • Repair walls, flooring, fixtures, doors, windows, and appliances to maintain a high standard of property appearance and functionality.
  • Collaborate closely with property managers to prioritize service requests and coordinate maintenance activities.
  • Ensure all work is performed in compliance with safety regulations, building codes, and internal quality standards.
  • Maintain clean, organized workspaces, tools, and inventory to support efficient maintenance operations.
  • Participate in an on-call rotation for emergency maintenance requests, responding to urgent issues when deployed.
  • Communicate effectively with property owners and inspectors, providing updates on maintenance activities and addressing any concerns.
  • Use technology, including email and basic computer systems, to manage work orders, track progress, and maintain accurate records.
Essential Skills
  • Proven experience in residential maintenance or a similar role with responsibility for multiple building systems.
  • Strong hands-on skills in electrical work, plumbing, HVAC, and general mechanical troubleshooting.
  • Ability to perform repairs in carpentry, drywall, drainage, air conditioning, and appliance repair.
  • Experience with residential construction and general building systems.
  • Demonstrated ability to lead and coordinate a team of maintenance technicians.
  • Excellent troubleshooting and problem-solving skills for a wide range of maintenance issues.
  • Strong customer service skills and the ability to interact professionally in occupied homes.
  • Technology proficiency, including computer and email expertise, to manage work orders and communication.
  • Ability to prioritize tasks, manage multiple work orders, and meet deadlines.
  • Commitment to working safely and following all applicable safety and quality standards.
Additional Skills & Qualifications
  • Experience working across multiple residential properties or a portfolio of buildings.
  • Comfort communicating with property owners, residents, and inspectors in a professional manner.
  • Ability to document work performed clearly and maintain organized records.
  • Strong organizational skills to maintain tools, equipment, and inventory.
  • Willingness to participate in an on-call rotation for emergency maintenance needs.

Work Environment

This role is field-based within a portfolio of residential properties located close to one another, generally within about five square miles. You will regularly enter residents’ homes to complete work orders, making this a highly customer-facing position that requires professionalism, courtesy, and respect for occupied living spaces. The work involves using a variety of hand and power tools and working on building systems such as plumbing, electrical, HVAC, carpentry, and general repairs. Hours offer some flexibility to support personal and family needs, with participation in an on-call rotation for emergency issues. The environment combines both indoor and outdoor work, requiring the ability to move between units, buildings, and grounds throughout the day.

This is a Permanent position based out of Harrisburg, PA.

Pay and Benefits

The pay range for this position is $60000.00 - $72000.00/yr.
