Job Title: Maintenance Technician / Maintenance Engineer

Overview

A well-established property management organization is seeking a Maintenance Technician to support residential communities in the Omaha area. This is a hands-on role suited for someone who enjoys solving problems, working independently, and taking pride in maintaining high-quality living environments. The position is full-time, working Monday–Friday, 8:00 AM–5:00 PM, with a rotating on-call schedule.

Key Responsibilities
  • Perform general maintenance and repairs, including HVAC, plumbing, electrical basics, and carpentry
  • Complete work orders promptly and professionally, respecting resident homes and privacy
  • Turn vacant apartments efficiently to prepare for new move-ins
  • Maintain property grounds, including trash removal and overall cleanliness
  • Assist property management with ensuring units are move-in ready on schedule
  • Identify maintenance issues and recommend preventative solutions
Required Skills & Experience
  • Proven experience in apartment or residential maintenance
  • Working knowledge of HVAC systems, plumbing, and carpentry
  • Ability to work independently in a fast-paced environment
  • Familiarity with maintenance or property management software systems preferred
  • Strong customer service mindset and communication skills
Additional Qualifications (Preferred)
  • Experience working in older buildings, including aging plumbing systems
  • Ability to handle a wide variety of maintenance tasks across multiple properties
  • Dependable, organized, and comfortable managing changing priorities
  • Must own basic hand tools (larger tools provided by the property; insurance on personal tools encouraged)

  • Combination of indoor and outdoor work across multiple residential properties
  • Properties vary in age—from newer developments to older buildings
  • Professional appearance required; company standards for cleanliness and presentation apply

Job Type & Location

This is a Contract to Hire position based out of Omaha, NE.

Pay and Benefits

The pay range for this position is $25.00 - $35.00/hr.
