JOB DESCRIPTION SUMMARY
This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

KEY RESPONSIBILITIES:
- Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals bygreeting and qualifying prospects, conducting community tours and showing apartments, processingapplications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
- Inspects apartments prior to resident move-in and ensures apartments are in move-in readycondition and schedules any outstanding item to be addressed with the maintenance team.
- Stays informed about current market and competitor conditions that may impact the community’soccupancy and sales results, develops and implements short- and long-term marketing plans andgoals to sustain occupancy, and follows the community’s established policies related to concessions, specials, and other programs to boost occupancy.
- Designs and executes marketing activities to create and drive traffic to the community, includingimplementing resident referral and employer outreach programs, using internet marketing tools(Craigslist, Facebook, e-mail, and other websites), and following other community-specific marketingplans, drives, and special programs.
- Uses the on-site property management software (OneSite, Yardi, etc.) to track apartment availability,record traffic and leasing activities, manage resident and prospect data, and capture criticaldemographic and other information about existing and future residents.
- Ensures that the community and show units meet the Company’s standards for show quality by dailyinspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needsto the community’s maintenance team members, merchandising and ensuring a physically appealingshow unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
- Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-younotes, and cards or making telephone calls or other contacts to finalize decisions to lease and/orrenew.
- Executes and performs activities in support of the community’s lease renewal program by preparinglease renewal letters and packages for residents, meeting with and contacting renewing residents inadvance of move-out dates, and ensuring that lease renewal documents are signed andimplemented on time.
- Responds quickly and courteously to resident and client/owner concerns and questions, and takesprompt action to solve problems and/or document and convey resident or other requests to theappropriate individual(s).
BASIC KNOWLEDGE & QUALIFICATIONS:
- Bachelor’s/Master’s degree in Business Management, Marketing, or related field from an accreditedcollege or university.
- 3 years minimum of relevant experience in residence life and/or property management thatdemonstrates the application and usage of a sales, marketing, internet, and customer servicebackground sufficient to resolve customer complaints and issues and complete financial records,documents, and reports.
- Knowledge of equity and inclusion issues and laws that impact higher education and particularlycommunity living (FERPA, all gender spaces, Title IX, affinity-based living learning communities, ADAcompliance).
- Ability to implement problem solving strategies to manage everyday residential challenges such ascrisis response, conflict management, community development, and student/family concerns.
- Compassionate and diplomatic with excellent written and verbal communication skills.
- Detail-oriented and self-motivated with the ability to work independently, as a leader, and acollaborative member of a team.
SPECIALIZED SKILLS:
- Demonstrated proficiency in Internet, word processing, spreadsheet, and database managementprograms in order to complete required reports and documents.
- Strong proficiency in using property management software (Yardi, One Site, Entrata, etc.).
- Demonstrated ability to apply sales skills, such as generating sales leads, conducting salespresentations, qualifying prospects, and closing.
- Demonstrated experience building collaborative partnerships with faculty, administrators, students,parents/families, and campus and/or business partners.
TRAVEL / PHYSICAL DEMANDS:
- Team members work in an office environment but also may have frequent exposure to outsideelements where temperature, weather, odors, and/or landscape may be unpleasant and/orhazardous. Incumbents must be able to physically access all exterior and interior parts of theproperty and amenities.
- Routine, local travel may be required between assigned areas and other facilities.

The hourly range for this role is $21 - $23.
Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.
Corporate Positions:Inaddition to the base salary, this role may be eligible to participateina quarterly or annual bonus program based onindividual and company performance.
Onsite Property Positions:Inaddition to the base salary, this role may be eligible to participatein weekly, monthly, and/or quarterly bonus programs.
