We are seeking a detail-oriented and commercially minded Interior Architect to lead the design and coordination of tenant buildouts and office renovations. In this role, you will bridge the gap between initial leasing concepts and final construction, creating efficient, high-end office environments that meet both landlord standards and tenant needs.
The ideal candidate thrives in a fast-paced environment, possessing the technical skill to draft precise construction documents and the communication skills to coordinate with contractors, engineers, and executive stakeholders.
Key Responsibilities
· Space Planning & Design: Develop detailed test fits, floor plans, and reflected ceiling plans (RCPs) for prospective and existing tenants.
· Filing & Approvals: Manage the preparation and submission of architectural sets for NYC Department of Buildings (DOB) filings; ensure all plans meet current code requirements for Alt-1 or Alt-2 applications.
· Tenant Buildouts: Manage the end-to-end design process for office interiors, including material selection, custom millwork details, and lighting design.
· Coordination: Serve as the primary point of contact between tenants, MEP (mechanical, electrical, plumbing) engineers, and general contractors to ensure design intent is maintained through construction.
· Project Management: Assist internal team with the bidding process, review shop drawings, and conduct site visits to ensure buildouts are proceeding according to approved plans and schedules.
· Regulatory Compliance: Ensure all designs adhere to New York City building codes, ADA requirements, and occupancy standards.
Qualifications
· Licensure: Must be a Registered Architect (RA) licensed in the State of New York with the ability to sign and seal drawings for NYC DOB filing.
· Education: Bachelor’s or Master’s degree in Architecture or Interior Design.
· Experience: 7+ years of professional experience, specifically focused on commercial office interiors or tenant landlord services.
· Technical Proficiency: Expert-level skills in AutoCAD and Revit. Proficiency in Rhino (with V-Ray or Enscape) for rendering is a significant plus.
· Project Knowledge: Strong understanding of commercial construction methods, NYC building codes, and the permitting process.
· Communication: Exceptional verbal and written communication skills for presenting designs to corporate executives and managing site-level coordination.
Preferred Attributes
· Strong portfolio of high-end commercial office or retail projects.
· Experience working directly with commercial real estate owners or developers.
· Capacity to manage multiple projects simultaneously under tight deadlines.
· Ability to create 2D and 3D renders to help tenants visualize their future workspace and facilitate the leasing process is a plus.
