Handyman - Luxury Residential

Job Responsibilities

The Handyman will serve under the onsite Superintendent/Resident Manager, responsible for Repairs Facilities Maintenance, and Building Operations for a full service luxury residential rental building in Williamsburg, Brooklyn.


  • Efficiently manage and respond to all building work orders and tenant requests for repairs in a timely and professional manner using Building Link. Ensure that all building work is adequately tracked and monitored through these systems.
  • Daily inspection, monitoring and maintenance of all building systems including but not limited to HVAC, plumbing, electrical, security, cable/telecommunications, fire and safety, etc.
  • Highly skilled in 1) diagnosis of potential problems that may arise in the physical plant and 2) implementation of proactive and cost effective solutions that offer minimal disruption to tenants.
  • Coordinate with property manager to implement and maintain robust preventative maintenance procedures for ongoing building upkeep.
  • Assist in the turnover of apartments in an expeditious and cost-effective manner to ensure available units are available to market in mint condition in as short a period as possible.


Qualifications

Experience

  • Ideal candidate will have previous experience as Handyman at a large-scale luxury rental building.
  • Applicants with extensive experience in a skilled trade, construction, or appliance repairs would also be considered.
  • References from relevant previous employers


Technical Skills

  • Extensive technical background and direct experience in the diagnosis, monitoring and maintenance of different in-apartment and overall building systems
  • Direct experience and understanding in the diagnosis, repair, servicing, and maintenance of Packaged Terminal Air Conditioner (PTAC) units / Heat Pumps / RTU units and other common area split system units
  • Strong mechanical experience a requirement with a greater understanding of Gas-Powered Condensing Boilers AERCO Units, Cooling Towers and multi zone water distribution centers
  • Experience using Building Link and Key Link to track building activity and develop management reports on staff utilizations and tenant interactions

  • Excellent written and oral and communications skills
  • Exemplary work ethic and attention to detail with and focus on building cost control and efficiency
  • Multi-tasking and management of multiple complex projects concurrently
  • Ability to lead by example but also formally train and motivate existing building staff to uphold highest standards of customer service
  • Proficiency with Microsoft Excel and Microsoft Outlook
  • Understanding of financial management concepts including budgeting, forecasting, and cost control
