Our Groundskeeper is responsible for maintaining the overall cleanliness, safety, and curb appeal of the apartment community. This role supports Demmon Partners’ commitment to providing exceptional living environments by ensuring the grounds, common areas, and amenities remain clean, safe, and well maintained.


Groundskeepers perform daily property upkeep, waste management, amenity cleaning, and beautification projects while assisting the maintenance team with general upkeep of the community.


Essential Duties and Responsibilities

The following duties are considered essential job functions. Additional duties may be assigned as business needs require.


Property Appearance & Curb Appeal

  • Maintain the overall cleanliness and appearance of the property, ensuring high curb appeal at all times.
  • Sweep, blow, and remove debris from sidewalks, walkways, stairwells, breezeways, parking lots, and common areas.
  • De-web building exteriors, light fixtures, railings, signage, and other structures throughout the community.
  • Assist with beautification efforts including landscaping touch-ups, seasonal clean-up, and general property upkeep.
  • Maintain cleanliness of entryways, pathways, and high-visibility areas.


Waste Management

  • Manage community waste areas including trash rooms, dumpsters, recycling areas, and compactors.
  • Remove and dispose of trash, litter, and bulk items throughout the property in accordance with company procedures.
  • Maintain cleanliness and sanitation of dumpster areas and surrounding spaces.
  • Assist with trash compactor operation and ensure waste areas remain organized and safe.


Amenity & Common Area Cleaning

  • Clean and maintain community amenities and common areas including but not limited to:
  • Pool areas
  • Fitness centers
  • Mail & Package Rooms
  • Clubhouses
  • Outdoor seating areas
  • Laundry facilities
  • Carports & Garages
  • Exterior of Buildings
  • Landscaping
  • Ensure amenity spaces remain presentable, safe, and ready for resident use.


Preventative Maintenance & Reporting

  • Walk the property regularly to identify maintenance concerns, safety hazards, or damaged property.
  • Enter work orders or notify maintenance staff when issues are identified (e.g., broken fixtures, lighting outages, trip hazards).
  • Support the maintenance team with light tasks or property upkeep as directed such as changing out lightbulbs and clean up pet waste.


Property Improvement Projects

Assist with property improvement and maintenance projects including:

  • Pressure washing sidewalks, breezeways, and common areas
  • Painting exterior fixtures such as curbs, railings, bollards, and safety markings
  • Cleaning signage and exterior surfaces
  • Assisting with apartment turns and other maintenance projects when requested.


Safety & Compliance

  • Follow all company safety policies and procedures.
  • Wear required personal protective equipment (PPE) when performing assigned tasks.
  • Maintain safe work practices at all times.
  • Report safety concerns or hazards to the Maintenance Supervisor or Community Manager immediately.
  • Support compliance with company safety standards and applicable regulatory requirements.


Additional Responsibilities

  • Respond professionally to resident interactions and direct service requests to the appropriate team member.
  • Assist with special property projects or community events as requested.
  • Support overall team operations to ensure the community maintains Demmon Partners’ service and quality standards.


Qualifications

  • Previous groundskeeping, janitorial, landscaping, or maintenance experience preferred.
  • Ability to perform physical tasks including walking, lifting, bending, and standing for extended periods.
  • Ability to work outdoors in varied weather conditions.
  • Strong attention to detail and pride in maintaining property appearance.
  • Ability to work independently and collaboratively as part of a team.
  • Basic communication skills and ability to follow instructions.


Physical Requirements

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of a Groundskeeper:

  • Ability to push, pull, lift, and carry up to 25 lbs and up to 50 lbs with a partner
  • Frequent walking, bending, kneeling, and standing.
  • Ability to operation basic maintenance and landscaping equipment.


Work Environment

Work is primarily performed outdoors and throughout the apartment community with exposure to varying weather conditions, cleaning chemicals, and maintenance equipment.
