General Manager – Residential Cooperative

We are seeking a seasoned, hands-on General Manager (GM) to serve as the senior on-site executive for a well-established residential cooperative in Riverdale, NY. This is a high-visibility leadership role for an experienced operator who excels in complex building environments, values strong Board partnerships, and takes pride in running a first-class residential community.
This role is 100% on-site, Monday – Friday, 9:00am – 5:00pm.
Only candidates with a minimum of 10 years of direct co-op or condo management experience will be considered. This is not a real estate sales position.
The Opportunity
As the General Manager, you will be the designated Agent of the Board of Directors, entrusted with the overall performance, stability, and long‑term success of the cooperative. You will lead daily operations, manage a large union workforce, oversee financial and capital initiatives, and act as the central link between the Board, residents, staff, and professional partners.
Key Responsibilities:
Executive Leadership & Board Partnership
- Oversee all aspects of building management while acting as a liaison between the Board, tenants, and the corporate office.
- Prepare comprehensive monthly Board packages and lead Board meetings to drive informed decision making
- Translate Board strategy into clear operational priorities and measurable outcomes
- Provide regular reporting on financial performance, operations, capital projects, and risk management
Financial & Asset Stewardship
- Oversee operating and capital budgets in collaboration with the property controller and accountant.
- Track financial performance, manage operating expenses, and safeguard long‑term asset value.
- Review and approve payment of vendor invoices via AvidXchange.
- Monitor maintenance collections and coordinate with building legal counsel as needed.
- Spearhead asset management strategies to maximize shareholder value and long-term property performance.
Operations & Capital Improvements
- Direct all daily building operations alongside the Assistant General Manager
- Oversee maintenance, repairs, and apartment alterations
- Conduct regular property inspections to ensure safety, cleanliness, and code compliance
- Manage service contracts and vendor performance
- Lead capital improvement projects from planning through execution, coordinating architects, engineers, and contractors
Staff Leadership & Labor Relations
- Lead and develop a diverse on‑site team, including management staff and approximately 30 union employees
- Handle recruitment, training, performance management, and disciplinary processes in accordance with union agreements
- Approve weekly payroll (ADP) and conduct annual staff evaluations
- Oversee emergency response planning and execution
- Foster a culture of professionalism, accountability, and service excellence
Regulatory Compliance & Risk Management
- Ensure compliance with all local, state, and federal regulations governing residential cooperatives
- Monitor permits, licenses, violations, and compliance software
- Administer the building’s insurance program, including renewals and claims management
- Coordinate with legal counsel on compliance matters, litigation, and shareholder issues
Shareholder & Resident Relations
- Enforce the cooperative’s governing documents with consistency and discretion
- Maintain Accurate resident and building records
- Prepare clear, professional communication (newsletters, memos, notices)
- Balance firm governance with strong commitment to resident quality of life
Qualifications
Required:
- Minimum 10 years of progressive experience managing residential cooperatives or condominiums
- Proven leadership of large, unionized building staff
- Deep understanding of building operations, capital projects, and regulatory environments
- Strong financial literacy and budget management skills
- Outstanding written and verbal communication abilities
Preferred:
- Bachelor’s degree in business, finance, real estate, or related field
- Professional redenials such as CPS, RPA, or similar
- Experience managing large or complex residential assets
Reporting Structure:
The General Manager reports to Orsid’s District Manager and works closely with Orsid’s corporate support teams while leading the full on-site management and building staff.
