Role Description
We are seeking a motivated and detail-oriented Analyst - Asset Management to support our growing team. In this role, you'll play a pivotal part in optimizing the performance of our commercial real estate portfolio, blending analytical rigor with strategic insight. Reporting directly to the Senior Asset Manager based in Greenville, SC, you'll thrive in a collaborative environment that values initiative, professional development, and dedication. Key Responsibilities
- Financial Analysis and Modeling: Run detailed financial models to evaluate asset performance, including cash flow projections, ROI calculations, and sensitivity analyses to inform leasing, disposition, and hold strategies. Create custom reports as needed.
- Database Management: Maintain and optimize our comprehensive asset databases, ensuring accurate data entry, integrity, for real-time decision-making across the portfolio.
- Lease Pipeline Management: Track and analyze lease pipelines, including prospecting new tenants and the renewal of existing tenants. Monitor tenant rollover and occupancy trends at each asset in monitoring risk.
- Budgeting and Forecasting: Assist in the preparation of annual operating budgets for each asset, capital expenditure plans, and variance reports, collaborating with property managers and leasing agents to ensure alignment with strategic goals and accurate deliverables.
- Performance Reporting: Assist in preparing and delivering accurate monthly, quarterly, and annual reporting for leadership and investors. Facilitate regular reports on KPIs, presenting findings to senior leadership to drive informed, data-backed decisions.
- Portfolio Optimization: Support value-add initiatives, such as identifying redevelopment opportunities or sustainability enhancements, to enhance asset value and contribute to our expansion efforts.
- Collaboration and Support: Work closely with cross-functional teams, including acquisitions, property management, leasing, and external partners, to execute asset management strategies and resolve operational challenges.
- Ad Hoc Projects: Participate in special projects related to portfolio expansion, due diligence for new acquisitions, and integration of emerging technologies in asset management.
- Market Research and Intelligence: Conduct in-depth market research on trends, competitive landscapes, and economic indicators, providing actionable insights to support portfolio growth and risk mitigation.
Qualifications
- Bachelor’s degree in Finance, Real Estate, Business Administration, or a related field.
- 3-5 years of experience in real estate, financial analysis, or a similar analytical role; entry-level candidates with strong internships or relevant coursework will be considered.
- Working knowledge of cash flow modeling; proficient in Argus and Excel.
- Highly organized, detail-oriented, and capable of managing multiple priorities
- Strong written and verbal communication skills.
- Excellent communication and interpersonal skills, with the ability to collaborate effectively in a team-oriented setting.
