Position Summary

The Real Estate Financial Analyst is the firm’s dedicated underwriting and financial reporting specialist, responsible for producing institutional-quality analysis across company's entire portfolio. This role sits at the center of the firm’s investment, development, and asset management functions—building the financial infrastructure that supports company's evolution into a fully structured private REIT platform.


The Analyst will own acquisition underwriting, construction development budgeting, operating expense modeling, and portfolio-level financial reporting to a standard consistent with institutional capital partners, lenders, and REIT-level disclosure requirements. Every deliverable from this role must meet a simple test: could it be presented to an institutional investor, board of directors, or lender without qualification. This is a high-visibility position with direct access to the Principal on all investment and capital allocation decisions.


Core Responsibilities

Acquisition Underwriting

  • Build and maintain institutional-quality underwriting models for potential acquisitions across existing markets and target expansion markets
  • Develop detailed pro forma analyses with fully documented assumptions, including:
  • Revenue projections with unit-level rent roll detail, market rent comparables, and mark-to-market analysis
  • Operating expense modeling with line-item granularity, historical trending, and market benchmarking
  • Capital expenditure schedules tied to property condition assessments and renovation scopes
  • Return metrics: IRR (levered/unlevered), equity multiple, cash-on-cash yield, cap rate (going-in/exit/stabilized), and net present value
  • Prepare investment memoranda suitable for institutional review—clear narrative, professional formatting, fully sourced assumptions, and sensitivity/scenario analysis
  • Maintain a standardized underwriting template library that produces consistent, auditable output across all deal types
