The Director, Real Estate will provide deal making expertise and leadership for the Real Estate group of Inspire Brands restaurants. They will develop and manage the team to deliver wholistic long-term market planning and development strategies for integrated franchises, maximizing profitable growth. The Director will lead the real estate team in accomplishing new restaurant development goals for company development in accordance with long range, annual operating plans. Develop coordinate and implement the strategic plan to incorporate site selection approval process and lease and contract negotiation for profitable new restaurants. Participate in the annual Business Development Planning Process to create and deliver on integrated strategic plans for franchise expansion, strategic sales and re-sales, remodels and relocations.
RESPONSIBILITIES
- Develop, coordinate and implement strategic plans to incorporate site selection approval process and lease and contract negotiation for profitable new restaurants.
- Participate in the annual Business Development Planning Process to create and deliver integrated strategic plans for franchise expansion, sales and re-sales, remodels and relocations.
- Provide leadership to team of real estate managerial professionals, ensuring that the new restaurant site pipeline is sufficient in approved sites across Inspire Brands portfolio, achieving franchise and combined development restaurant opening goals.
- Communicate with key stakeholders in the Inspire Brands development process including, but not limited to: Vice President Design, Architecture and Construction, Vice President Franchising, Vice President of Construction, Vice President/Director Design and Architecture, Brand Presidents and COO’s and Senior Vice Presidents of Operations, Vice President/Director Development Analytics and Support Center Development Team to ensure most effective development of markets.
- Act as player/coach providing guidance and skill development to Real Estate Managers attaining best practices on a consistently basis; Train on site tours, site selection, negotiations, strategic franchise sales and resales, and franchisee support, to ensure best practices and continual improvement of performance.
- Support Company Executives in market strategy/meetings.
- Create and lead processes resulting in effective strategic market plans for optimum new store development, relocations and remodels for both company and franchisee development.
- Counsel franchisees on new restaurant growth; Create and review screening for franchisee site package submittals, elevating to relevant Operations liaison (VP Of Real Estate) for final approval.
EDUCATION & EXPERIENCE QUALIFICATIONS
- Required Minimum BS in Business, Real Estate, Finance, Business or related field
- Graduate degree in Business, Legal or Real Estate or related field, preferred
- Equivalent experience will be considered
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES
- Proven management and leadership experience within a franchise real estate environment, including new restaurant growth and franchise relations.
- Proven strategic market analysis and market plan implementation
- Ability to recruit and retain professional team of real estate professionals
- Ability to interface and maintain excellent professional relationships with a variety of audiences to include franchise partners, internal construction, planning and architectural functions, internal and external legal counsel, and various other departments
- Excellent oral and written communication skills to include formal presentation development and delivery to up to and including a Board or brand management leadership
- Proven history of successfully achieving store/unit corporate and franchise annual opening plans
- Proven negotiation skills
- Excellent understanding of development finance
$112,200 - $179,500
The salary range above represents the low and high end of the salary range for this position. Actual placement within this range will vary based on various factors including but not limited to experience, education, training, and location.
