Macdonald & Company has been exclusively retained by a privately held Southern California–based commercial real estate owner/operator with a diversified portfolio of class B & C retail, industrial, and office assets to appoint a Director of Property Management.


This is a senior leadership role overseeing the full property management function across a growing portfolio. The Director will lead day-to-day operations, leasing execution, financial performance, and risk management, while mentoring and scaling a high-performing team.


Key Responsibilities

  • Lead and oversee the day-to-day operations of the property management department across commercial, industrial, and retail assets
  • Drive portfolio NOI and occupancy in line with company projections, identifying opportunities to increase revenue and reduce operating expenses
  • Review monthly financials, variance reports, and cash flow performance, ensuring accuracy and implementing corrective strategies as needed
  • Partner with the Controller on annual operating and capital budgets, including oversight of CAM reconciliations and financial reporting accuracy
  • Direct all leasing activity, oversee broker relationships, and negotiate and approve new lease documentation in coordination with ownership
  • Review and approve service, repair, and capital contracts above $5,000
  • Collaborate with Construction on tenant improvements and capital projects, finalizing scope, budgets, and timelines per lease terms
  • Conduct regular property inspections to evaluate asset condition, team performance, and capital improvement needs
  • Oversee tenant and vendor insurance compliance, regulatory inspections, and adherence to carrier requirements including FM Global recommendations
  • Lead risk management initiatives, safety training, and incident reporting across the portfolio
  • Set measurable annual performance goals for team members, conduct reviews, and provide ongoing coaching and mentorship
  • Act as primary landlord point of contact for select tenants and maintain strong relationships with lenders, investors, and brokers
  • Provide market intelligence and portfolio-specific strategic recommendations to senior leadership


Qualifications

  • 10 - 15 years of commercial real estate property management experience, Class B and C assets preferred
  • Demonstrated leadership experience overseeing teams across multi-asset portfolios
  • Strong background in CAM reconciliations, budgeting, forecasting, and financial reporting
  • Experience managing retail, industrial, and office properties
  • Proficiency in Microsoft Office and Yardi
  • California real estate license required
  • MRED or MBA preferred
  • CCIM, RPA, or CPM designation preferred
