About the Company

Pattillo Industrial Real Estate is seeking to hire a Director of Property Management. Our commercial real estate firm is privately held and specializes in the development, acquisition, sale, leasing and management of commercial real estate in the Southeastern United States. The corporate headquarters is located in Atlanta, GA with a satellite office in Jacksonville, FL. About the Role

The Director of Property Management (DPM) will be based in the corporate headquarters and shall be responsible for the oversight and direction of all aspects of property management including the maintenance of the company’s portfolio. The primary goal of this position is to effectively lead, train and mentor a team of property managers to provide first class property management to our owners and tenants. This role reports directly to the Vice President of Asset Management and will work in conjunction with the Director of Asset Management to ensure that property and portfolio level strategies are executed to protect each asset’s value.



Key Responsibilities

Managerial:

  • Supervise the property management team. This includes hiring, training and developing the team to ensure company objectives are met in a professional and first-class manner.
  • Continue to develop/revise PM operational objectives, forms, reports, and workflows in conjunction with VP-Asset Management to enhance productivity and efficiency.
  • Review quarterly variance and monthly aging reports.
  • Review annual budgets to ensure consistency of CAM expenses.
  • Coordinating long-term asset capital plans between PM and Finance teams.
  • Review annual reconciliations to ensure accuracy, high property performance, and budget compliance.
  • Perform site visits to ensure properties meet company’s expectations of quality, asset preservation, curb appeal and risk management requirements. Develop and follow up on any corrective action plans for deficiencies.
  • Work with asset managers, property managers and construction managers to ensure the timely completion of tenant improvement projects as well as rent-ready preparation of facilities.
  • Manage 3rd party management partnerships for our assets in designated markets.
  • Prepare and deliver performance evaluations for supervised employees.
  • Support the PM team with any emergencies that may occur as needed and alert/update upper management appropriately.
  • Assist in the management of and/or owner representation of affiliated POAs.


Tenant Relations:

  • Promote the cultivation and maintenance of positive tenant relationships among the PM team.
  • Resolve escalated complaints from tenants while ensuring excellent customer service.
  • Meet annually with tenants in an effort to maintain positive tenant relations from a management level while also monitoring tenant compliance, customer satisfaction and property maintenance.


Vendor Relations:

  • Network with key vendors and make appropriate introductions to help support the efforts of the property managers. This includes involvement in professional organizations as well one-on-one engagements.
  • Review, edit and approve contracts to ensure that expenditures and risk exposures are within operational and budgetary guidelines.


Qualifications

  • Bachelor's degree in Real Estate, Business, Finance, Engineering or other related field preferred.
  • Minimum of 10 years of commercial property management experience with prior management experience supervising property managers and related staff.
  • Advanced knowledge of the industrial real estate industry.
  • Strong management, communication (written and oral) and organizational skills with the ability to prioritize work and pay attention to detail.
  • Ability to establish and nurture interpersonal relationships with team members, tenants, vendors, and contractors including conflict resolution.
  • Strong computer skills and proficient with Microsoft Outlook, Word, & Excel. Yardi and/or other accounting experience preferred.
  • Self-discipline, professionalism, positive attitude and commitment required.
  • On-call availability for emergencies required.
  • Overnight travel required to active portfolio markets.
