Job Description

PURPOSE

The Director of Maintenance Services is responsible for leading and executing the Company’s maintenance programs and construction project initiatives across all assets. This role oversees the development, implementation, and continuous improvement of maintenance standards and operations, ensuring efficiency, safety, regulatory compliance, and alignment with organizational goals. The position provides leadership and oversight to Area Service Managers nationwide and supports property performance through strategic planning, budgeting, and excellence in operational execution. The Director of Maintenance Services is responsible for complying with the Company’s and the community’s operating and safety policies and procedures and adhering to federal, state, and local laws pertaining to the operation of both the residential, mixed-use and retail assets. This position is also responsible for complying with all federal, state, and local laws relating to Fair Housing.

Qualifications

DUTIES AND RESPONSIBILITIES

Leadership & Program Management

• Lead the development, implementation, and continuous improvement of MMC’s unified maintenance programs, policies, and procedures.

• Establish maintenance standards, priorities, and performance metrics aligned with Company strategy.

• Oversee and support Area Service Managers across all regions to ensure consistent execution, performance and collaboration with the site teams.

• Assist property teams in achieving annual budget goals related to maintenance operations.

• Oversee MMC’s national purchasing program to ensure the company gets the best possible pricing, availability and service.

Construction & Capital Projects

• Develop scopes of work, bid packages, and contractor lists for assigned projects.

• Analyze bids and present recommendations to senior leadership.

• Administer construction contracts, including insurance, bonding, permitting, and compliance requirements.

• Oversee contractors, ensuring quality, safety compliance, and timely project completion through site inspections and reporting.

Operational Oversight & Maintenance Execution

• Conduct property inspections and needs analyses to identify maintenance priorities and control expenses.

• Establish and monitor systems for preventative maintenance and other key programs (e.g., mold/mildew prevention).

• Oversee and evaluate the effectiveness of emergency and “24-hour on-call” maintenance programs. Manage overtime and part-time nights and weekends program.

• Support rehabilitation and repositioning efforts to improve asset performance and operational efficiency.

• Lead MMC hurricane preparedness planning, emergency response, and restoration efforts.

Training, Safety & Compliance

• Develop, implement, and maintain company safety programs, including OSHA, hazardous materials, and emergency preparedness.

• Coordinate and ensure participation in maintenance training programs across regions.

• Ensure compliance with all Company policies and applicable federal, state, and local regulations, including Fair Housing laws.

Talent & Team Development

• Participate in recruiting and interviewing maintenance personnel.

• Foster a culture of accountability, safety, and continuous improvement across maintenance teams.

Strategic Support & Continuous Improvement

• Perform regular needs analysis to ensure the right staffing and resources are available in each region.

• Lead due diligence and transition planning for property acquisitions and dispositions.

• Stay informed of industry trends and best practices in multi-family maintenance and construction.

• Support special projects and strategic initiatives as assigned by senior leadership.

• Represent the Company as a professional leader and ambassador.

REQUIREMENTS

• Minimum 10+ years of residential maintenance supervision experience, including at least 5 years managing multiple sites with increasing responsibility.

• Demonstrated ability to improve operational performance and lead teams effectively.

• Strong knowledge of maintenance operations, construction processes, and mechanical systems.

• Familiarity with federal, state, and local regulations, including Fair Housing laws.

• Excellent organizational, leadership, and communication skills.

• Proficiency with computer systems and maintenance management tools.

• Ability to travel extensively.

• Bachelor’s degree in Construction Management, Engineering, or related field preferred.

• Professional designations (CAM, CPM, etc.) are preferred.
