This position requires an individual who can operate as an owner’s representative, not simply a construction coordinator. The ideal candidate is expected to anticipate problems, drive schedules, challenge costs, document decisions, manage consultant and contractor accountability, and protect GRPG’s financial, operational, and reputational interests throughout the full development lifecycle.

General Responsibilities:


  • Act as an owner’s representative with a high level of urgency, accountability, and judgment. Proactively identify risks, solve problems before they escalate, and make recommendations that protect project budget, schedule, quality, and long-term asset value.
  • Primary liaison with GC/Architects/Engineers for the day-to-day construction activities of the projects. Provide construction oversight by performing site visits, punch walks, approval of project submittals, drafting design change orders, and coordinating ASIs with design consultants.
  • Effectively manage the project schedule and budget. Assist with all phases of the development process, asset acquisition, and dispositions.
  • Coordinate administrative and design consultant teams in the preparation of submittal packages to local jurisdictions.
  • Navigate and manage field issues which impact budget, quality, or on time completion.
  • Monitor overall project work schedules identifying the critical path including the expediting of scheduled critical materials and equipment for their timely delivery to site. 
  • Maintain a daily diary to permanently record all significant project facts, events, conditions, visitors, owner representative contacts, commitments, agreements, and approvals.
  • Manage labor relations with GC, Fee Builders, and Trade Partners. Manage the work to ensure that it is installed in compliance with and conforms to the approved contract documents.
  • Effectively communicate and problem solve with municipality, GC, and Trade Partners. 
  • Ensure proper communication concerning changes in established milestones or challenges that may affect the outcome of a project's completion date.
  • Review of all construction drawings and provide in depth redline and VE comments to design team.
  • Have a thorough knowledge and understanding of the general and subcontract documents, drawings and specifications, construction means, methods and materials, understanding of line and grade and survey methods.
  • Have proficient knowledge of building codes and compliance. Have proficient knowledge of construction cost control and accounting procedures. 


Financial Responsibilities:


  • Prepare project budgets and other financial projections for new projects or developments.
  • Exercise oversite of billing process as it relates to monitoring construction progress, Work-In-Place (WIP), and oversee the monthly estimate of work completed, material invoices, and GC and or subcontractor payment applications.
  • Manage RFIs, Architect’s Supplemental Instruction (ASI), change order requests, field directives, and owner requested changes. Review proposed changes for scope accuracy, cost reasonableness, schedule impact, contract compliance, and necessity before recommending approval.
  • Verify and approve GC and Subcontractor pay applications.

 

Pre-Construction Responsibilities:


  • Assist with zoning, platting, permitting, public improvement approvals, development agreements, inspections, and municipal acceptance processes. Coordinate with city staff, utility providers, inspectors, consultants, and contractors to remove obstacles and keep approvals moving.
  • Perform site due diligence (legal, environmental, geotechnical, market analysis).
  • Verify and confirm all easements and utilities are available to site. Assist in securing as necessary.
  • Create preliminary construction estimates internally and/or with a third-party General Contractor.
  • Work with design team to create feasible project concepts which coordinate well within their communities.
  • Work with legal and accounting departments to create necessary development agreements which align with construction contracts, municipality development agreements, and lender agreements.
  • Coordinate with utility companies, HOAs, and the municipality/county to ensure that plans are approved, coordinated, and on schedule to commence construction without delay.

 

Qualifications


  • A Bachelor’s degree is preferred, and 7 years related experience and/or training; or an equivalent combination of education and experience.
  • Valid driver’s license and reliable private transportation.
  • Excellent oral and written communication, organizational, and time management skills.
  • Ability to use and learn computer software packages as required, including but not limited to Microsoft Word, Excel, PowerPoint, and Outlook.
  • Ability to lift up-to 25 pounds.
