The ArtHaus Partners team includes 40 talented real estate development & construction, asset management, and investment professionals operating in the Bay Area for over 20 years. The firm’s Principals have worked together for over a decade in ground-up development and value-add opportunistic strategies establishing a strong track record of managed growth and performance.


ArtHaus Partners serves the “missing middle” segment of workforce housing– people earning 80-120% of an area's median income– as the housing supply for this demographic has not kept pace with its rapid growth. More recently, the company has expanded into student housing to address the needs of this adjacent underserved market.


About the Role

The Project Manager will be a cornerstone of our Advisory Services team, serving as the primary project manager for at least two high-end residential projects. This role will also support the Advisory Team’s Special Projects which includes work with affordable housing organizations, municipalities, and non-governmental organizations. In this role, you will own the full project lifecycle: from entitlement and design coordination through permitting, construction, and closeout. You will also carry ongoing responsibilities for project accounting, financial reporting, and regular client communication. Reporting directly to the Director of Advisory Services, you will also collaborate closely with our CEO and Founder, Riaz Taplin, who brings more than 20 years of experience in the luxury residential market and a portfolio of over 100 completed homes. The Advisory Team incubates new ideas for the company, including special internal and Client projects, niche executions and exploring new development strategies for the company. While not directly responsible for these activities, the Project Manager may be engaged on such projects to support successful outcomes.






Responsibilities


Project Lifecycle & Delivery

  • Lead projects from pre-construction through final closeout, overseeing scheduling, budgeting, and resource allocation.
  • Prepare and negotiate professional services contracts; manage quality and financial performance of all active projects.
  • Develop and maintain critical-path schedules, proactively identifying and mitigating delays.
  • Conduct regular site visits to monitor quality control, safety compliance, and construction progress.


Entitlement & Permitting

  • Working with architect and permit expediter, facilitate the entitlement and permitting processes to a successful and timely completion
  • Manage utility service applications and approvals.
  • Support neighborhood and community outreach throughout entitlement and construction.


Pre-Construction & Design Coordination

  • Facilitate selection and management of design consultants, contractors, and suppliers — including RFP preparation, bid analysis, and contract negotiations.
  • Supervise project teams and foster a collaborative and productive work environment.
  • Manage the design process to ensure all drawings are tightly coordinated between disciplines.
  • Track owner’s concerns and requests. Confirm they are implemented.


Construction & Closeout

  • Site visits as needed (assume at least once a week) to ensure compliance and accuracy with construction documents
  • Act as the resolving authority for construction team and consultant questions throughout the project.
  • Prepare and circulate weekly field reports to Client and consultants
  • Facilitate deliveries and ensure the site is well maintained and with minimal disruption to adjacent homeowners
  • Ensure a seamless project closeout, prepare O&M manual and facilitate Client training.
  • Manage building and project insurance with broker
  • File and track permit applications, utility service requests, and agency submittals on behalf of the project team.
  • Manage the routing and logging of RFIs, submittals, change orders, and other project correspondence.


Financial Oversight & Reporting

  • Develop, track, and update project budgets
  • Maintain and update project schedules in MS Project under the direction of the Project Manager.
  • Lead the monthly project close process, including reconciling financial statements, updating cash positions, and preparing close meeting agendas.
  • Review and approve invoices, change orders, and financial documents; provide monthly financial updates and payment requests to clients.
  • Support the Finance team on construction loan transactions and assist in providing information to lenders as requested.
  • Manage project and building insurance in coordination with the broker.


Client & Stakeholder Management

  • Support Director of Advisory Services in communication to Clients, delivering exceptional service and maintaining transparent, proactive communication.
  • Prepare monthly status updates, including financial forecasts and risk assessments, to clients and leadership.
  • Facilitate internal and external meetings by preparing agendas, capturing notes, and tracking action items.


Additional Duties

  • Support broader departmental and company goals as needed.


Qualifications


Education

  1. Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related field.

Experience

  1. 5–7 years of demonstrated project management experience in real estate development or construction.
  2. Proven track record managing project budgets of $10M or greater, with a strong emphasis on cost control and contract administration.
  3. Experience in high-end residential is strongly preferred.
  4. Familiarity with entitlement processes, municipal permitting, and community outreach.

Technical Skills

  1. Proficiency in MS Office, Google Suite, and project scheduling tools (MS Project).
  2. Expert ability to read and interpret construction drawings, specifications, and contracts.
  3. Experience with project accounting and financial modeling preferred.

Soft Skills
