Project Manager - MF + Student Housing

Columbus, OH

$100K–$160K base + profit sharing + annual bonus + vehicle allowance

A highly respected Columbus-based general contractor is continuing to expand its multifamily and large-scale student housing portfolio and is seeking a Project Manager capable of leading major projects typically ranging from $50M–$80M+.

This is a particularly strong opportunity for someone who wants to be part of a builder where multifamily is an active growth focus — with the backing, staffing, and operational support of one of the region’s most established construction teams.

What You’ll Be Responsible For

  • Lead projects from preconstruction through turnover and closeout
  • Own budgets, forecasts, cost reporting, and financial performance throughout the full project lifecycle
  • Develop and maintain schedules in close partnership with field leadership
  • Manage contracts, buyout activity, change orders, RFIs, submittals, and owner documentation
  • Partner closely with Superintendents to drive execution and solve project challenges proactively
  • Serve as primary point of contact for owners, architects, engineers, and trade partners
  • Ensure projects are delivered safely, on schedule, within budget, and to a high standard of quality

Ideal Background

  • 7+ years of Project Management experience with a General Contractor
  • Ground-up multifamily, student housing, mixed-use, or large residential project experience strongly preferred
  • Proven ability to manage larger-scale projects in the $40M+ range
  • Strong financial ownership and comfort managing complex project documentation
  • Proficiency with Procore, Bluebeam, Microsoft Project, or similar tools
  • Strong communication style with both clients and internal teams

Compensation & Benefits

  • $100K–$160K base salary depending on experience
  • Annual performance bonus
  • Profit sharing
  • Full medical, dental, vision, and 401(k) match
  • PTO and long-term advancement opportunity

Why This Role Tends To Stand Out

  • Multifamily is a real growth focus internally, not a side market
  • Strong PM / Superintendent support structure already in place
  • Local Columbus backlog with long-term visibility
  • Reputation for promoting from within and retaining strong performers
  • Opportunity to help shape a growing division while still backed by an established builder
