Position Summary

  • The Property Manager is responsible for the day-to-day operation and oversight of a portfolio of small retail/commercial building in Metro New York area. This is a fully in-office role at a dynamic Long Island-based owner/management firm.
  • The Property Manager will be responsible for ensuring that all operational, maintenance, tenant, and vendor-related matters are handled efficiently and professionally.
  • This role requires a highly motivated, hands-on professional with the ability to independently manage responsibilities, identify issues proactively, and see tasks through to completion without close supervision.

Essential Responsibilities

• Manage the daily operations of the commercial property, including storefronts, common

areas, sidewalks, parking lot, and exterior grounds. Conduct regular property inspections to

ensure the premises remain clean, safe, and presentable.

• Serve as the primary contact for commercial tenants regarding maintenance requests,

operational issues, and after-hours emergencies. Follow up on tenant concerns and ensure

timely resolution of service issues.

• Coordinate, schedule and supervise routine and emergency repairs, including HVAC,

electrical, plumbing, lighting, roofing.

• Manage and supervise all vendors, including landscaping and snow/ice removal, cleaning

services and maintenance personnel.

• Monitor rent payments and coordinate with ownership or accounting regarding arrears,

notices, and lease compliance.

• Maintain organized records, certificates of insurance, service contracts, inspection reports,

and vendor invoices.

• Assist with tenant move-ins, move-outs, and store improvement projects.

• Ensure compliance with local municipality requirements, fire and safety regulations, and

building inspections.

• Utilize technology, including AI, and property management systems to resolve tasks and

operational issues efficiently and in the most cost-effective manner possible
