Job Title: Commercial Flat Roofing Project Manager
Position Overview
We are seeking an experienced Commercial Flat Roofing Project Manager to oversee commercial roofing
projects from pre-construction through completion. This role is responsible for managing schedules, budgets, subcontractors, materials, safety, and client communication while ensuring all work meets contract requirements and manufacturer specifications.
The ideal candidate has hands-on experience with EPDM, TPO, PVC, SBS, coatings, and IRMA systems, and
thrives in a fast-paced commercial construction environment.
Key Responsibilities
Manage multiple commercial flat roofing projects simultaneously from award through closeout
Review contracts, scopes of work, drawings, and specifications prior to project start
Develop and maintain project schedules, manpower planning, and material logistics
Coordinate crews, subcontractors, vendors, and suppliers
Conduct jobsite visits to ensure quality control, safety compliance, and production targets
Manage project budgets, track costs, approve invoices, and protect job profitability
Process change orders, RFIs, submittals, and closeout documentation
Communicate effectively with building owners, property managers, general contractors, and internal
teams
Ensure compliance with manufacturer installation requirements and warranty guidelines
Lead project closeout, punch lists, warranty submissions, and final documentation
Required Qualifications
3–7+ years of commercial roofing or construction project management experience
Strong working knowledge of flat roofing systems:
o EPDM, TPO, PVC
o SBS / Modified Bitumen
o Liquid-applied coatings
o IRMA assemblies and overburden systems
Ability to read and interpret construction drawings and specifications
Experience managing budgets, schedules, and crews
Strong organizational, leadership, and communication skills
Proficient with construction software, Excel, and email-based project management
Valid driver’s license and ability to travel to job sites.
Preferred Qualifications
Roofing or construction-related certifications
Manufacturer certifications (JM, GAF, Carlisle, Firestone, Garland, Gaco, etc.)
OSHA 10 or OSHA 30 certification
Experience working on occupied commercial buildings
Compensation & Benefits
Salary: $65,000 – $100,000 (based on experience and performance)
