THE COMPANY

A year after celebrating its 100th birthday, The Henderson Group (“Henderson”) continues to reinforce a strong and enduring legacy in the Philadelphia commercial real estate industry. It was founded in 1923 by Wilbur Henderson, Sr. and then was run for decades by his son, Wilbur, Jr. Under the Henderson family leadership, the company had success in the construction and development business, before narrowing in on the acquisition, development, and management of assets.

Henderson is at an exciting time in its evolution. Ten years ago, Brian W. Coyle became the President & CEO of Henderson. During his tenure, he has set the foundation for significant growth of both the company and the portfolio. He has assembled a highly capable senior management team, introduced innovation in technology in support of its vertically integrated disciplines, and set the path to transition the firm from its historical “family office” structure to a more institutional structure. In 2019, Darren J. Caterino was brought in as the successor CFO to assist Mr. Coyle implement his corporate strategy. One of the primary goals to facilitate the growth and structural objectives is raising significant private equity to supplement internal capital resources for the first time in the company’s history. Henderson is poised for increased acquisition activity going forward and expects to nearly triple the value of its assets under management in the next ten years.

The vertically integrated firm focuses on the acquisition, development, repositioning, leasing, and management of commercial properties. Henderson’s portfolio totals 55 properties, which are primarily industrial, industrial flex, commercial office, a single retail center, as well as six parcels held for development. Its assets are located throughout the Philadelphia region and along the Space Coast in Florida. These properties enjoy strong occupancy (as high as 98% within the industrial/flex segment) and are filled by ~188 tenants. Tenants consider Henderson to be the premier firm to provide workplace solutions. With its concentration of multiple assets within well-located business parks, new tenants can incubate in their space and then have the flexibility to grow within the same building or campus.

In addition, the company opportunistically develops properties from the ground up. Henderson owns multiple parcels of land and currently has two development projects in its pipeline. The company seeks to break ground in late 2024 on a 54,000 square foot, $12 million state-of-the-art industrial building adjacent to the Folcroft Business Park, where Henderson owns multiple properties. The company is also working on development of a 22-acre parcel of commercially zoned property Chadds Ford Township and the repositioning/redevelopment of commercial office assets in Newtown Square.

THE POSITION

· The Capital Markets Associate (“CMA”) is an integral member of Henderson’s Finance & Transactional teams. The individual will be trusted with assisting the CFO raise and manage private equity through either a discretionary fund or through internal syndication, interfacing with Henderson Investors, preparing offering memorandums on potential acquisitions, ensuring the investor software platform is properly maintained and assisting the CFO with structured financing initiatives. The private placement process uniquely develops both the quantitative and qualitative skills required at more advanced levels across the financial spectrum. The CMA will report to and work closely with Darren J. Caterino, the Executive Vice President / Chief Investment & Financial Officer (EVP|CFO & CIO).

Core responsibilities for this position include:

· Manage and maintain external Henderson investor materials, including marketing/pitch materials, fund offering booklets and executive presentations for the senior management team.

· Working directly with transaction team in drafting offering memorandums and marketing materials, coordinating all roadshow scheduling and logistics, preparing for and coordinating all due diligence meetings

· Create and maintain deal flow database by identifying potential targets and preparing company specific due diligence reports and analyses.

· Building investor relationships, responding to investor inquiries and other ad-hoc requests

· Construction and maintenance of fund models for financial and capital metrics including discounted cashflows, investment projections and returns, sensitivities, joint venture waterfalls and ongoing portfolio management.

· Performing special projects and ad-hoc business case analyses determined by the needs of CFO and/or Senior Management.

· Maintain accuracy of investor portal software and the information imported from accounting platform.

· Coordinate the execution of investment transactions across all parties involved (i.e. due diligence providers, counsel, investors, portfolio company management, etc.)

· Perform business, financial, and operational analysis across portfolio companies to help influence senior management decision-making


CANDIDATE QUALIFICATIONS AND EXPERIENCE

· Experience: Minimum of 2-4 years of commercial real estate with exposure to private placements, investment banking, alternative asset investor relations or similar fields

· Education: A bachelor’s degree in business administration, finance or real estate and a strong academic record required.

The successful candidate will have the following career experience:

· Experience preparing detailed financial models and calculating preferred returns, investor promotes and cashflow waterfalls using appropriate valuation methodologies.

· Preparing investment committee materials for the presentation of various investment opportunities

· Preparing investment memos, term sheets, and letters of intent

· Presenting investment opportunities/findings

· Proficiency in MS Office Suite (Advanced Excel). Knowledge of Juniper Square, Yardi and Rockport Valuation a plus.
