Commercial Building Engineer

Direct Hire; up to $90K

Charleston, SC


*Oversight of 15 properties


Responsibilities

  • Manage day-to-day operations for a portfolio of industrial properties, ensuring compliance with company policies, applicable building codes, and regulatory requirements
  • Serve as the primary point of contact for tenants; respond to requests promptly and coordinate service delivery with vendors
  • Develop and manage operating and capital budgets; review and approve payables, receivables, and annual lease reconciliations
  • Execute a structured property inspection program, conducting recurring inspections to identify and address physical deficiencies
  • Bid, negotiate, and administer vendor service contracts; monitor performance and ensure compliance with contract terms
  • Oversee tenant and capital construction projects from kickoff through move-in, ensuring on-time delivery and lease compliance
  • Support acquisitions and dispositions by participating in due diligence and coordinating property transitions

Requirements and Qualifications

  • Bachelor’s Degree in Business Administration or related discipline preferred
  • 2+ years of real estate property management or related experience, commercial preferred, but not required
  • Strong knowledge of budgeting, interpreting lease language, and building operations
  • Hands-on experience with building systems, including but not limited to: Fire and Life Safety (sprinkler, alarm, and suppression systems); HVAC, plumbing, and mechanical systems; pumps and drainage systems; electrical distribution; and building automation/controls
  • Critical thinking skills and ability to handle multiple tasks concurrently a must
  • Ability to analyze, prioritize, and delegate
  • Previous experience in commercial lease and/or contract language
  • Advanced knowledge of Microsoft Office Suite. Familiarity with Yardi and/or Building Engines a plus
  • Ability to work independently with limited supervision and as a productive member of a team
  • Strong oral and written skills with the ability to communicate effectively with coworkers, tenants, and vendors
  • Ability to demonstrate exemplary tenant relations and provide excellent customer service
