Job description
We are seeking a motivated and detail-oriented Associate Property Manager to support the management of our legacy industrial assets located throughout the Minneapolis / St. Paul metro area. This role will work closely with portfolio managers and internal teams to ensure properties operate efficiently, remain well maintained, and perform in accordance with ownership objectives.
The ideal candidate will have experience in commercial property management, strong financial and analytical skills, and a proactive mindset. This individual will take ownership of assigned responsibilities, bring thoughtful solutions to the table, and execute projects with a high level of organization and attention to detail.
Key Responsibilities
Property Management & Operations
- Oversee day-to-day management of assigned industrial properties within the Minneapolis / St. Paul portfolio.
- Maintain strong relationships with tenants and vendors to ensure high levels of service and operational efficiency.
- Coordinate maintenance, vendor services, and property inspections to ensure assets are maintained to company standards.
- Respond to tenant needs and support leasing and operational initiatives across the portfolio.
Financial Management & Reporting
- Perform financial analysis to ensure properties are operating in accordance with approved budgets and ownership objectives.
- Prepare annual operating budgets and actively monitor financial performance throughout the year.
- Track income and operating expenses, analyze variances, and recommend corrective actions when necessary.
- Work closely with the accounting department to review and ensure monthly owner reports are accurate and complete.
Leasing Support & Lease Analysis
- Conduct lease analysis and prepare lease term recommendations for internal review and approval.
- Support lease negotiations, renewals, expansions, and new leasing opportunities.
- Assist with evaluating tenant requests and structuring lease proposals.
Capital Projects & Tenant Improvements
- Manage the bidding and coordination of capital improvement projects and tenant build-outs.
- Oversee project execution including vendor coordination, scheduling, and budget management.
- Ensure projects are completed on time and within budget.
Team & Portfolio Support
- Assist portfolio managers with asset-level initiatives and portfolio-wide projects.
- Provide support to the accounting team on property-related financial matters.
- Contribute to additional internal projects and team initiatives as needed.
Initiative & Problem Solving
- Identify opportunities to improve property performance, operations, and tenant experience.
- Develop solutions supported by analysis and thoughtful recommendations.
- Demonstrate ownership, accountability, and a willingness to go above and beyond to support the team and portfolio.
Qualifications
- Bachelor’s degree required.
- 1+ years of experience in commercial property management or a related real estate role.
- Experience with financial analysis, budgeting, and property-level accounting.
- Strong proficiency in Microsoft Office, particularly Excel.
- Experience with Yardi and/or ARGUS is a plus.
- Valid driver’s license with ability to travel to local properties.
- Strong attention to detail and organizational skills.

- Ability to manage multiple projects and priorities.
- Self-starter who takes initiative and ownership of responsibilities.
