Assistant Project Manager

DiCosola LLC

DiCosola LLC is a construction and real estate advisory firm focused on owner’s representation, project leadership, and development support. We help owners, churches, institutions, and private clients navigate complex construction projects with clarity, accountability, and practical decision-making. Our role is to protect the owner’s interests from early planning and design through contractor selection, budgeting, construction, and closeout. We bring a real-world perspective shaped by experience in development, construction management, value engineering, and problem-solving across residential, multifamily, and institutional projects.

Position Overview

DiCosola LLC is seeking an Assistant Project Manager to support multiple active projects across owner’s representation, high-end residential, church and institutional work, multifamily renovation, and construction-related advisory assignments. This person will work directly with Nick DiCosola and help keep projects organized, documented, and moving forward.

This is not just an administrative role. The right candidate will help coordinate architects, consultants, contractors, owners, and project information while supporting budgeting, scheduling, documentation, and communication. The role is ideal for someone who understands construction, likes solving problems, and wants exposure to the owner’s rep side of the business.

Key Responsibilities

  • Support multiple projects from preconstruction through closeout
  • Help prepare meeting agendas, meeting minutes, action-item logs, and decision tracking
  • Coordinate with owners, architects, engineers, contractors, and consultants to keep projects moving
  • Assist with reviewing drawings, proposals, budgets, schedules, and contractor scope comparisons
  • Track change orders, allowances, contingency usage, pay applications, and project updates
  • Help organize bid packages, contractor proposals, and preconstruction information
  • Maintain project schedules, procurement logs, submittal logs, and key milestone tracking
  • Assist with owner reporting and presentation materials
  • Help identify scope gaps, missing information, and follow-up items before they become larger issues
  • Maintain organized digital files across Microsoft 365, SharePoint, OneDrive, and related platforms
  • Assist with punch list, closeout documentation, warranties, and turnover materials
  • Support document organization for claims, disputes, or construction-related litigation matters when needed

Types of Projects

  • Church and institutional restoration / renovation projects
  • High-end custom residential owner’s rep assignments
  • Multifamily gut renovations and repositioning projects
  • Select development and construction advisory assignments

Qualifications

  • 2 to 5 years of experience in construction, architecture, project management, owner’s rep support, or a related field
  • Strong organizational and communication skills
  • Ability to manage multiple moving parts and follow through consistently
  • Basic understanding of construction drawings, budgets, schedules, and consultant coordination
  • Strong skills in Microsoft Excel, Word, Outlook, and file management systems
  • Experience with Bluebeam, Procore, Smartsheet, or Microsoft Project is a plus
  • Comfortable in a fast-paced environment with shifting priorities
  • Detail-oriented, accountable, and proactive

Preferred Background

The ideal candidate has worked as an Assistant Project Manager, Project Engineer, Architectural Designer, construction coordinator, or in a support role at a contractor, architecture firm, owner’s rep firm, or design-build company. Experience with renovation, residential, multifamily, institutional, or church projects is a plus.

What Success Looks Like in This Role

  • Projects stay organized and documented
  • Owners receive timely updates and clear communication
