POSITION DESCRIPTION: Assistant Chief Engineer
REPORTS TO: Chief Engineer
PURPOSE: Responsible for providing support to the Chief Engineer with
maintaining all buildings and grounds and assists in supervising all tasks related to BAS, HVAC,
electrical, plumbing, security, access control, environmental, safety, custodial, and event
coordination as the second support role with these tasks. This position supervises daily repairs
and small projects to maintain the highest level of operations and aesthetics. The Assistant
Chief Engineer position requires a team player attitude, excellent interpersonal and
communication skills, a clear understanding of acceptable business practices, attention to
detail, and project coordination to completion.
Roles and Responsibilities:
Assists the Chief Engineer in managing and performing all work related to the maintenance
of the buildings, including but not limited to HVAC, plumbing, electrical, carpentry,
painting, and custodial.
Assists in training all personnel in operation and maintenance procedures involved within
the property.
Ensures that grounds are in show-ready condition by utilizing staffing and resources
accordingly.
Reports and logs maintenance repairs to be completed by designated technicians.
Supervises all facility subcontractors.
Maintains accurate records of all maintenance repairs using a computerized work order
system.
Regularly inspects the property to identify maintenance issues and address all items of
concern.
Act with approval to ensure that company standards and objectives are maintained.
Assist with purchasing parts and supplies required within the area of responsibility under
the guidance of the Chief Engineer.
Manages required inspections of elevators and life safety systems, HVAC, electrical,
plumbing, lighting, painting, and other duties as required.
Maintains accurate records of all inspections.
Schedules required inspections with subcontractors and ensure inspections are
completed—report deficiencies to the Chief Engineer.
Assist in managing the computerized facility work order system.
Track all maintenance activities in the work order system.
Assign tasks to an appropriate team member(s).
Provide reports to management regarding work order status and completion.
Ensures proper scheduling of set up and take down for meetings, events, conferences, and
otherwise as directed.
Develop relationships with tenants and address any reported maintenance issues.
Promotes a positive team attitude with employees, clients, and tenants.
Assists Chief Engineer and Property Management to implement emergency procedures for
weather events, power outages, floods, pipe leaks, and other building emergencies as
required.
Assume any other duties directed by the Property Manager, Chief Engineer, or Assistant
Property Manager.
Minimum Qualifications:
Ability to communicate effectively, both orally and in writing, in English. Must be able to
verbally communicate with all assigned employees, tenants, and leadership. Spanish
language skills are a plus.
Ability to self-perform the simplest repairs required at a facility, self-motivated, and takes
initiative.
Ability to complete routine paperwork both manually and digitally.
Ability to understand and follow specific instructions and procedures.
Strong interpersonal skills, flexibility, and customer service orientation.
Ability to react calmly and effectively in emergency situations.
Demonstrates excellent time-management skills.
Demonstrates excellent rapport with visitors, staff, and employees.
Ability to execute projects systematically.
Good craftsmanship and attention to detail.
Must be able to operate a computer and smartphone and be proficient in using Microsoft
Word, Excel, and Outlook.
Must have five years of hands-on experience using a Building Automation System to
monitor and troubleshoot HVAC issues.
Good organizational and communication skills.
A minimum of 5 years of experience in building engineering, repair, facility management,
and supervising others is required. Experience working on high-visibility properties and
complicated mixed-use portfolios is desired.
Must be able to stand, walk, bend, crouch, climb, and assist in safely lifting 50 pounds.
Must be able to work outdoors in all types of weather.
Must hold a valid driver’s license.
