The Opportunity

Citrine is seeking a Senior Housing Asset Manager to help manage and scale a growing national portfolio of senior living assets.


This is a highly visible, hands-on role with direct exposure to firm leadership and meaningful ownership responsibility. The individual will directly influence operational performance, investment strategy, and portfolio value creation across a range of senior housing communities.

The role offers broad exposure across asset management, operations, acquisitions, capital projects, refinancings, and dispositions. The right person will thrive in a lean, entrepreneurial environment and bring an owner's mindset to every decision.

Success in this role means driving NOI improvement across the portfolio, building trusted operator relationships, proactively identifying issues before they become problems, and helping scale the platform thoughtfully and profitably.


This role is likely best suited for someone currently succeeding in senior housing asset management or operations who is looking for broader exposure, greater ownership, and direct involvement with leadership.


What You Will Do

Asset Oversight

  • Own a portfolio of senior living assets across multiple markets, including independent living, assisted living, memory care, and CCRCs
  • Develop deep knowledge of each asset’s competitive set, market dynamics, occupancy trends, pricing position, and operational performance
  • Serve as the primary relationship between ownership and operating partners
  • Hold operators accountable while maintaining strong, long-term working relationships
  • Review financial performance, identify operational and financial variances, and drive action plans
  • Lead renovation, capital improvement, and operational improvement initiatives
  • Build and maintain asset-level business plans aligned with underwriting assumptions and evolving market conditions

Financial Management

  • Lead annual budgeting and reforecasting processes with operators and internal leadership
  • Partner with finance leadership on debt compliance, covenant monitoring, and lender reporting
  • Oversee capex planning, approvals, and tracking
  • Support quarterly distributions and investor communications

Transactions and Asset Lifecycle

  • Support acquisitions with operational due diligence and transition planning
  • Lead refinancings, recapitalizations, and dispositions
  • Prepare hold/sell analyses and recommendations for leadership

Reporting and Governance

  • Oversee investor reporting and portfolio updates
  • Maintain asset-level models and valuations
  • Partner with finance leadership on quarterly and annual reporting

What We Are Looking For

  • 5–10 years of experience in real estate asset management and/or senior housing operations, with direct senior housing experience required.
  • Experience driving performance improvement across value-add, transitional, and operationally complex real estate assets.
  • Strong operational and financial acumen with the ability to quickly identify asset-level issues and opportunities
  • Experience working alongside ownership groups, PE firms, REITs, institutional capital, and third-party operators
  • Ability to manage operators firmly and collaboratively while building strong long-term relationships
  • Entrepreneurial, owner-oriented mindset with comfort operating in a lean, fast-moving environment, wearing multiple hats, and taking accountability for outcomes
  • Strong communication, relationship management, and problem-solving skills
  • Strong academic and professional background
  • Chicago-based, with willingness to travel regularly to assets
