We work across Los Angeles, Orange County, San Diego, and the Inland Empire.


Position Summary

The Pre-Construction Coordinator's role is to manage the thorough and timely completion of the permitting phase of a project including ordering plans, engineering, surveying, handling permit submissions and coordinating plan corrections through permit approval (ready to issue). Occasional commute is required for cities that do not have online permitting. This position will train under and report to the Director of Operations.


Essential Functions

-Manage projects thru approval status ensuring promised timeline to client.

-Handle city submissions to various departments (building, planning, public works, fire, etc)

-Train under current PM to understand permitting protocol and company standards.

-Ensure smooth project handoff to construction team.

-Keep track of projects using company CRM and flag issues to supervisor.


Responsibilities 

-Order plans, structural, and energy reports.

-Coordinate site survey, soils, and title report as needed.

-Submit permit applications and plans.

-Obtain clearances from utility companies.

-Obtain approvals from miscellaneous departments (public works, planning, etc)

-Coordinate corrections with drafters and engineers.

-Assist PM in completing paperwork needed to pull permits.

-Coordinate plan revisions/supplemental permits for changes during construction.

-Order printed plans and permit cards for construction team.

-Complete paperwork for assessors forms and certificates of occupancy.

-Touch base with supervisor on a weekly basis to flag major issues or delays to projects.


Qualifications

Degree in architecture or related field and minimum 2 years of experience as permit expediter, project manager or equivalent role. Candidates must be detail oriented, comfortable with interfacing with City departments, and have previous experience with permitting. This role requires the ability to read and understand plans fluently and point out critical details that the city is looking for. Key competencies are thoroughness, initiative, clear communication, and persistence in keeping the project and city on track for a timely approval of permits. 


Technical skills: Bluebeam or other redlining software, experience with eplan permit submissions.
