Vice President of Operations

Primary responsibility for leading Construction, Purchasing, Land and Sales and Marketing departments to achieve Division goals. Responsible for setting goals for key operational targets including sales, closing projections, profitablity, and other financial metrics for the Division. Serves as a member of the Division Leadership team and works closely with the Division President.

CONSTRUCTION DEPARTMENT RESPONSIBILITIES

Quality

  • Ensure the Construction team delivers "model quality" throughout the construction process and especially at the NHO stage.

Monitor and Meet Construction Deadlines and Goals

  • Ensures the Construction Manager monitors monthly closings to ensure company goals are met.                                    
  • Ensure homes are on track to finish on time.

Cycle Times and Scheduling

  • Ensure the Construction Management team solidifies the importance of progressing construction schedules every day.
  • Ensure the Construction Management team is directly responsible for all QAIs and NHOs to be ready and delivered on time.

Set Closing Schedule

  • Ensure the Construction Managers work with the Office Manager and Superintendents to schedule closings by the 15th of each month. Encourage even flow closings!

Survey

  • Achieve Construction survey goals regarding quality of home at NHO and overall customer satisfaction.

Builder of Choice

  • Ensure the Construction team is helping make Hakes Brothers become the Builder of Choice for our trade contractors.

Controlling and Reducing Construction Costs

  • Ensure the Construction Management team is responsible for construction overage budget per house - $500.

Jobsite Cleanliness

  • Ensure the Construction Management team is taking responsibility for maintaining a clean worksite.                                    
  • Remember that Cleanliness = Quality to buyers and trade contractors. All homes should be free of trash, streets free of dirt, the subdivision's common areas clean and tidy, and all homes broom-swept at the end of each day.

Home Start / Plot Plan Approval

  • Process new starts utilizing the Prestart tab of the Closing Tracker.
  • Achieve NTP deadlines and provide necessary documentation to authorize construction starts.

PURCHASING DEPARTMENT RESPONSIBILITIES

Daily Work

  • Manage the Purchasing team to provide accurate quantity takeoffs, material lists, scopes of work, and contract budget for each new plan and accurate lot cost budget for each subdivision.                                    
  • Establish processes and systems to help achieve and excel business goals and objectives.

Manage the Purchasing Team in Controlling and Reducing Costs and establishing base and option product selections

  • Procure contracts and material costs at the lowest possible price while maintaining quality and service standards.                                    
  • Create monthly and quarterly goals with Purchasing team to cut costs and find value.
  • Follow up with Purchasing team often to encourage ideas to cut costs and motivate them to acheive cost-cutting goals.                                    
  • Take the lead on Soils and Post-Tension engineering.                                    
  • Take direct responsibility for Purchasing information accuracy on Sales documents (option prices, custom option costing and pricing, selection, colors, etc.).

Managing the Purchasing Team in Variance Reporting

  • Meet the goal of <.5% variances for all houses in all subdivisions.
  • Create and analyze Variance Report on a monthly basis and work with Purchasing Agents to provide explanations of variances that are over/under $300.

Manage the Hard Costs Process

  • Provide hard costs for new communities and plans in a timely fashion.

MANAGEMENT of LAND DEPARTMENT RESPONSIBILITIES

Lot Pipeline Inventory

  • Build and maintain the lot inventory pipeline, including the following:
  • Identify strategic acquisitions;                                    
  • Cultivate broker and land owner relationships;                                    
  • Negotiate LOIs, Pre-Ks, contracts, amendments, and other legal documentation with attorneys and land owners to process acquisitions;
  • Schedule current lot takedown commitments to ensure timely closings;
  • Monitor land agreements to ensure that all conditions and obligations of both buyer and seller are met prior to closing;                                    
  • Focus on building pipeline to achieve company growth goals.

MANAGEMENT of SALES and MARKETING DEPARTMENT RESPONSIBILITIES

Goals and Reporting

  • Achieve Closing goals set by the Division President.                                    
  • Report the progress of the Sales organization to the Division President on a weekly basis.                                    
  • Analyze, strategize and drive the Closing and Sales goals.                                    
  • Develop annual Sales goals with the Sales Manager.                                    

Sales Management and Coaching

  • Motivate, inspire, and lead the Sales team.                                    
  • Foster a culture of teamwork, accountability, consistency and professionalism.

Marketing and Community Launch

  • Roll out new communities, including the review of pricing, model home setups, sales addenda updates, design updates, signage, grand openings, homesite premiums (approved by Division President), etc.                                    
  • Maintain knowledge of emerging products and services.                                    
  • Oversee starts and closings for all communities.                                    
  • Order all spec homes necessary each month to continue ensuring an even starts process.                                    
  • Approve of quarterly pricing with Division President on a quarterly basis.
  • Resolve conflicts that arise between customers and Hakes Brothers that have escalated beyond the Sales Manager's capabilities.

MISCELLANEOUS RESPONSIBILITIES

Division Growth

  • Responsible for new areas of Division expansion.                                    
  • Hire and build teams in new areas while maintaining existing teams.
  • Other duties as necessary.

Education

  • Required: Bachelor's Degree in relevant area

Experience / Qualifications

  • Required: At least seven years' relevant experience                                    
  • Required: Must own or have access to vehicle for daily work                                    
  • Required: Valid driver's license and auto liability insurance                                    

Physical Requirements

  • Prolonged periods sitting, standing and/or movement                                    
  • Must be able to exert minimal force of up to 50 to 80 pounds occasionally
  • Carry, lift, push, pull and otherwise move objects                                    
  • Must be able to climb ladders, scaffolding and other means to reach and observe all areas of home                                    
  • Ability to work in various weather conditions - heat, rain, cold, etc.
