The Vice President of Development is responsible for leading the full lifecycle of multifamily development projects within a vertically integrated owner-builder platform. This role oversees site acquisition, entitlements, design, and execution in close coordination with the in-house construction team. The VP ensures alignment between development, construction, and investment objectives to deliver high-quality projects efficiently and profitably.
Key Responsibilities:
Pipeline & Acquisitions
- Source and evaluate multifamily development opportunities, including land and teardown/redevelopment sites
- Lead market analysis, feasibility studies, and financial underwriting
- Structure and negotiate land acquisitions, joint ventures, and development agreements
Development Execution
- Oversee entitlement, zoning, and permitting processes
- Manage architects, engineers, and consultants through design and preconstruction
- Ensure design aligns with construction efficiencies, cost targets, and brand standards
- Drive value engineering in partnership with internal construction leadership
Owner-Builder Integration
- Collaborate closely with the in-house construction team from early-stage planning through delivery
- Align development schedules with construction capacity and sequencing
- Oversee GMP process, scopes, and procurement strategy alongside construction leadership
- Resolve design and constructability issues proactively
Financial & Investment Oversight
- Develop and maintain detailed pro formas, budgets, and capital stacks
- Lead debt and equity financing efforts, including lender and investor relationships
- Track project performance, returns, and risk throughout the lifecycle
Construction & Delivery Oversight
- Partner with construction executives to monitor progress, costs, and schedules
- Ensure projects are delivered on time, on budget, and to quality standards
- Oversee lease-up strategy in coordination with asset management and property management teams
Team Leadership & Cross-Functional Coordination
- Lead and mentor development managers and analysts
- Coordinate across internal teams: construction, finance, asset management, legal, and property management
- Serve as a key liaison with municipalities, community stakeholders, and partners
Strategic Growth
- Help define and execute the firm’s multifamily development strategy
- Identify new markets, product types, and capital partnerships
- Contribute to scaling the platform and improving internal processes
Qualifications
- 10+ years of experience in multifamily development, preferably within an owner-builder or integrated platform
- Proven track record delivering ground-up multifamily projects
- Strong understanding of construction processes, budgeting, and cost controls
- Advanced financial modeling and underwriting skills
- Deep knowledge of entitlement processes in across FL.
