Job Title: Construction Superintendent

Job Description

This role oversees multiple ground-up and commercial construction projects, with a strong focus on public infrastructure such as schools, public buildings, fire stations, hospitals, libraries, and government offices. The Construction Superintendent manages projects typically ranging from $3–10 million, including site-work packages, and ensures they are delivered safely, on time, within budget, and to the required quality standards. This is a local role with several base-build projects lined up, offering long-term career growth within a supportive and relationship-driven environment.

Responsibilities

  • Plan, organize, and direct all on-site activities related to the construction and maintenance of structures, facilities, and systems.
  • Manage multiple construction projects simultaneously, ranging from approximately 2 to 14 projects at a time depending on size and complexity.
  • Study job specifications, drawings, and blueprints to determine appropriate construction methods, sequencing, time requirements, and cost implications.
  • Schedule projects in logical steps, develop and maintain construction schedules, and allocate time and resources to meet milestones and final deadlines.
  • Oversee ground-up and commercial construction projects, including schools, public buildings, fire stations, hospitals, and other public infrastructure facilities.
  • Manage and coordinate subcontractors, suppliers, and on-site personnel to ensure work progresses according to schedule and specifications.
  • Prepare, review, and assist in contracts, and participate in negotiating revisions, changes, and additions to contractual agreements with architects, consultants, clients, subcontractors, and suppliers.
  • Obtain and maintain all necessary permits and licenses required for construction activities and ensure compliance throughout the project lifecycle.
  • Explain plans, specifications, and contract terms clearly to field personnel, administrative staff, and other superintendents, laborers, and carpenters as needed.
  • Inspect and review ongoing work to monitor compliance with building codes, safety regulations, and other applicable standards and regulations.
  • Ensure that quality control standards are consistently met and that all schedules and milestones are verified and maintained.
  • Confer regularly with supervisory personnel, owners, contractors, and design professionals to discuss progress, address issues, and resolve complaints and problems as they arise.
  • Provide long-term planning for projects, anticipating future phases, resource needs, and potential challenges to keep projects on track.
  • Review and manage change orders, coordinating with subcontractors and stakeholders to incorporate changes into the schedule and budget.
  • Maintain accurate project documentation and records related to scheduling, changes, inspections, and compliance activities.
  • Support and mentor on-site staff, fostering a collaborative and safety-focused work environment.
  • Assist co-workers and other teams with additional tasks as needed to help meet the company’s overall business objectives.

Essential Skills

  • At least 10 years of experience in the construction field, with a minimum of 6 years in a Superintendent role.
  • Proven experience managing both large and small commercial construction projects, typically averaging $3–5 million, and up to $10 million.
  • Strong background in ground-up construction and commercial construction, including schools, public buildings, fire stations, hospitals, and similar facilities.
  • Demonstrated ability to manage multiple concurrent projects, ranging from approximately 2 to 14 projects at one time depending on size.
  • Proficiency in reading and interpreting blueprints, construction drawings, and job specifications.
  • Hands-on experience with construction scheduling and sequencing of work.
  • Experience coordinating and overseeing subcontractors and suppliers on active job sites.
  • Knowledge of building and safety codes, as well as other relevant regulations and compliance requirements.
  • Strong understanding of construction contracts, including the ability to support preparation of contracts and negotiate revisions, changes, and additions.
  • Ability to plan, organize, and direct on-site construction activities effectively.
  • Capability to explain plans, specifications, and contract terms clearly to field personnel and administrative staff.
  • Proven skills in problem-solving and conflict resolution with owners, contractors, and design professionals.
  • Ability to maintain project quality control while ensuring schedules and deadlines are met.

Additional Skills & Qualifications

  • Experience working on public infrastructure projects such as police and fire stations, libraries, schools, government offices, and other public buildings.
  • Knowledge of business and management principles related to strategic planning, resource allocation, and leadership within construction projects.
  • Familiarity with the AIA 17 division breakdown and related construction documentation standards.
  • Understanding of company policies, standards, and procedures, and the ability to apply them consistently on job sites.
  • Knowledge of company equipment, applications, and resources used to manage and track construction projects.
  • Strong communication skills for coordinating with architects, consultants, clients, subcontractors, and internal teams.
  • Ability to build and maintain long-term, relationship-driven client partnerships through reliable project delivery.
  • Interest in career advancement and taking on increasing responsibility within project teams.

Work Environment

The Construction Superintendent works primarily on active construction sites, managing day-to-day field operations and on-site personnel. The role involves overseeing local projects within Maryland, with most work performed in the region rather than requiring extensive travel. The superintendent manages others on site, including subcontractors and field staff, and works closely with office-based support teams to coordinate scheduling, contracts, and project documentation. The environment is fast-paced and deadline-driven, with a strong emphasis on safety, quality, and adherence to building codes and regulations. Job Type & Location

This is a Contract to Hire position based out of Baltimore, MD.

Pay and Benefits

The pay range for this position is $55.00 - $65.00/hr.
