Job Title: Site Manager – HVAC Night Shift

Job Description

This role leads the night-shift HVAC and facilities operations for a large, multi-million square foot technology campus in Franklin, MA. Working on-site during third shift, you will supervise a team of junior technicians and vendors, ensure reliable operation of HVAC and building systems, and maintain a safe, comfortable environment for occupants. The position combines approximately 50% hands-on technical work with 50% administrative responsibilities, including work order management, reporting, and coordination with cross-functional stakeholders.

Responsibilities

  • Supervise and direct the night-shift facilities team and external vendors to complete all maintenance and service requests efficiently, with minimal disruption to operations.
  • Lead and mentor junior HVAC technicians, providing training, guidance, and technical support to build skills and ensure high-quality work.
  • Operate, control, and perform preventive and predictive maintenance on HVAC, electrical, mechanical, plumbing, and life safety systems to maintain a safe and comfortable campus environment.
  • Troubleshoot, repair, and optimize HVAC systems, including pumps, cooling towers, and small boilers, to ensure reliable performance.
  • Respond promptly and effectively to building emergencies, alarms, and urgent service calls during the night shift.
  • Conduct facility inspections and document conditions that may impact occupancy, safety, or operational continuity.
  • Prepare monthly and quarterly operations reports and technical evaluations, summarizing system performance, maintenance activities, and improvement opportunities.
  • Use a Computerized Maintenance Management System (CMMS) to document work orders, track work performance, and manage materials and parts procurement.
  • Utilize Building Management Systems (BMS) and Microsoft Office applications (Word, Outlook, Excel, Teams) to monitor systems, communicate updates, and coordinate activities.
  • Monitor the quality and pricing of work performed by outside contractors and provide feedback or corrective actions as needed.
  • Develop and maintain sources for stock materials, parts, and supplies to support ongoing maintenance and repair work.
  • Identify opportunities for system improvements and recommend equipment upgrades or replacements to enhance reliability and efficiency.
  • Ensure strict compliance with all safety procedures and policies related to hazardous materials and building operations.
  • Recognize workplace hazards, propose methods to eliminate or mitigate risks, and promote a strong safety culture within the team.
  • Participate in ongoing technical and safety training programs to maintain up-to-date knowledge of systems and best practices.
  • Partner with engineering leads, project managers, and facility stakeholders to align on priorities and represent operations in cross-functional meetings.
  • Support work order administration, including prioritization, scheduling, and closure of tasks, to maintain accurate records and meet service-level expectations.
  • Drive between properties as needed and walk long distances to cover the campus portfolio during the night shift.
  • Respond to after-hours site emergencies and support flexible scheduling needs, including holidays and weekends as required.

Essential Skills

  • High school diploma or GED equivalent.
  • At least five (5) years of relevant experience as an HVAC Technician, Lead HVAC Technician, or similar role.
  • At least two (2) years of experience managing maintenance or engineering personnel.
  • EPA Section 608 Universal certification.
  • Journeyman Refrigeration Technician's License / Massachusetts Refrigeration Technician's License (Journeyman License required).
  • Comprehensive knowledge of HVAC systems, including fluid handling and pumping, fluid filtering, and mechanical systems.
  • Strong understanding of electrical systems engineering and operation.
  • Demonstrated experience with HVAC troubleshooting, diagnostics, and problem-solving across complex systems.
  • Proficiency using a Computerized Maintenance Management System (CMMS) for work orders and asset management.
  • Experience using Building Management Systems (BMS) to monitor and control building systems.
  • Proficiency with Microsoft Office applications, including Word, Outlook, Excel, and Teams.
  • Strong leadership skills with the ability to supervise, direct, and mentor junior engineering and HVAC staff.
  • Proven ability to train junior HVAC technicians and support their development.
  • Strong customer service orientation and interpersonal skills to work effectively with building occupants, vendors, and internal stakeholders.
  • Ability to perform both hands-on technical work and administrative tasks, with an approximate 50/50 split between field and office responsibilities.

Additional Skills & Qualifications

  • Experience working with pumps, including operation, maintenance, and troubleshooting.
  • Familiarity with cooling towers and their operation within large HVAC systems.
  • Experience working with small boilers and associated systems.
  • Ability to prepare clear, concise operations reports and technical evaluations.
  • Comfort representing operations in cross-functional meetings with engineering, project management, and facility stakeholders.
  • Strong organizational skills to manage multiple priorities, work orders, and vendor activities on a busy campus.
  • Commitment to continuous learning through technical and safety training programs.

Work Environment

This is a full-time, on-site position based in Franklin, MA, working third shift Monday through Friday from 11:00 PM to 7:30 AM. The role is embedded in a large technology client campus spanning a multi-million square foot real estate portfolio. You will work in a mix of mechanical rooms, plant areas, rooftop locations, and occupied building spaces. The position requires regular physical activity, including lifting up to 80 pounds, frequent climbing, bending, kneeling, stooping, and working or extending overhead. You must be able to climb ladders up to 30 feet (with a 300-pound weight limit) while carrying a tool bag of approximately 20 pounds and work at heights as needed. The job involves exposure to adverse conditions, including extreme cold and extreme heat in mechanical and outdoor environments. You will also drive for extended periods and walk long distances to cover the property portfolio. The schedule may require flexibility, including occasional work on holidays and weekends and responding to after-hours emergencies. Work is performed using tools and equipment typical of HVAC and building maintenance roles, along with CMMS, BMS, and standard office software. Appropriate work attire suitable for an industrial and mechanical environment is expected, with adherence to all safety and personal protective equipment requirements.

This is a Contract to Hire position based out of Franklin, MA.

Pay and Benefits

The pay range for this position is $38.00 - $46.00/hr.
