The 2026 starting rate of pay is $30.47 to $33.43 per hour with advancement up to $42.71 per hour.
Minimum Qualifications of Education and Experience:
Minimum of four (4) years in building trades or building maintenance, in tasks that include carpentry, plumbing, electrical repair, custodial and/or heating/cooling system maintenance.
Minimum of one (1) year of experience leading one or more employees, including seasonal staff
Must possess a valid driver's license and be able to drive in the state of Minnesota.
Must possess a high school diploma

Any satisfactory equivalent combination of education, training, and experience that demonstrates the knowledge, skills, and abilities to perform the duties of the job proficiently may be substituted for the above requirements.
Nature of Work: Under the direct supervision of the Facilities Project Coordinator, performs a variety of skilled and moderately difficult technical building facilities and grounds work. Responsible for the implementation and management of a city-wide secure facility keying system. Represents the Facilities Division as the designated safety representative and advises all Facilities staff on safety related issues. Assists Facilities Project Coordinator in operation of the Parking Special Service District (SDD).

Coordinates the performance of or performs building scheduled maintenance for complex mechanical systems, structural systems, general repairs, painting, and housekeeping.
Assists in the management and continual development of the City’s secure physical key structure
Assists in overseeing the division’s safety programs
Assists in the operation of the Parking Special Service District (SSD) including oversight of contractual staff.
Provides an elevated level of customer service to all tenants of Facilities managed locations.
Coordinates or safely performs the necessary repairs to all components of the buildings and sites.
Identifies and coordinates or safely performs scheduled and non-scheduled maintenance on plumbing, electrical, HVAC, and building hardware equipment.
Coordinates the performance of or performs the removal, cleaning or replacement of air/ventilation filters, belts and other related components required for the environmental control of the buildings.
Performance of tests and corrective measures to building hydronic systems, including removal and rebuilding of pumps and motors
Assists with the development of project procurement documents and contracts
Performance of complex problem solving to determine corrective repairs required for the uninterrupted operation of the Event Center heating, ventilation, and air conditioning equipment
Uses or assists using automated systems for various building functions.
Understands and implements various safety issues, such as lockout/tagout, confined space, and safety data sheets (SDS).
Coordinates the use of or uses equipment related to general scheduled maintenance of parking lots/ramps, sidewalks, and lawns, (such as snow blowers, plows, pressure washers, and brooms).
Performs inspections of contract construction projects as assigned.
Prepares neat, concise, and accurate documents related to design, construction, contract administration and record drawings.
Communicates or assists in communication with internal and external customers formally and informally through written correspondence; individual and group meetings; presentations; website updates; and telephone.

Externally – Citizens, contractors, architects/engineers, building tenants for leased spaces (DNR, Historical Society, Mankato EDA managed facilities), regulatory agency inspectors (MN Dept of Labor & Industry, Elevator inspectors, Boiler Inspectors, etc.)

Conditions of Employment:
Mobility to work around field construction sites, climb ladders, and access aerial, buried and surface improvements and facilities for inspection and performance of tasks.
Ability to work in confined spaces under all normal outdoor temperature conditions as well as in an office environment.
Must possess a valid driver's license and be able to drive in the state of Minnesota.
Satisfactory completion of all required pre-employment screenings, including but not limited to: a background check, fingerprinting, a physical examination, and drug testing.
Applicant must pass a (BCA) Bureau of Criminal Apprehension background check and successfully pass the required BCA Criminal Justice Information Services Security Awareness Training test.
Applicant must pass the criminal background examination required under the Kari Koskinen Background Check Act (Minn. Stat. §§ 299C.66–299C.71).
Must obtain a Minnesota Department of Labor and Industry Class "2C" Boiler Operator License within one (1) year of employment.
Must obtain a Minnesota Department of Labor and Industry Class “1C” Boiler Operator License when eligible
Must obtain Certified Pool Operator certification from the Pool and Hot Tub within eighteen (18) months of employment.
Must be able to work emergency overtime
Must be able to respond to callouts in 30 min or less when on call
Must register as an unlicensed maintenance electrician within twelve (12) months of employment
Must meet expectations of the work functions and knowledge, skills, and abilities for the position.

Safety Sensitive Notice. This is a safety sensitive position which requires cannabis pre-employment drug testing. Safety sensitive position means a job in which an impairment caused by drug, alcohol, or cannabis usage would threaten the health and safety of any person.
This position will typically work Monday-Friday, 7:00 a.m. 3:30 p.m. Evening, weekend and overtime hours may be required as necessary. Works in an on-call capacity on a rotating schedule.
