Job Summary
The Construction Estimator helps determine the cost of construction projects, with the responsibility of charting out all the human and material resources needed for building developments to come up with a ROM or detailed budget. The Construction Estimator then uses these predictions to determine the projected cost of each project/job, while working closely with subcontractors and team members to evaluate relative risks or potential delays, determining whether they can complete the project within the time frame desired by client corporation, with the goal to stay within the budget guidelines.
Duties/Responsibilities
- Collect all related documents including property plans, technical drawings, and project specifications for proposals.
- Understand the project/program and its requirements.
- Find new clients and maintain relationships with existing ones.
- Demonstrates ability to effectively manage multiple estimating tasks/projects under differing deadlines.
- Studying documentation, meeting with clients, and inspecting the construction site to fully understand what work is required.
- Perform complete take-offs of the plans, including both subcontractor and self-performed work.
- Estimate all self-performed work including labor and materials for both concrete and wood framing.
- Develop preliminary schedules – provide consultation on planning (schedules, manpower needs, etc.).
- Obtain multiple quotes for each of job and then selecting the most suitable quote.
- Negotiate with service providers to secure better prices.
- Explain project scope information to subcontractors clearly and effectively.
- Establish and maintain working relationships with vendors, subcontractors, suppliers and engineers.
- Outline work plans to gauge how much time will be needed to complete each development.
- Perform risk assessments to account for potential deviations from the project plan.
- Account for the use of resources, plus a reasonable profit margins to calculate an total project price.
- Draft proposals that detail expected materials, costs, and time frames.
- Meet with clients to ensure alignment with their expectations regarding our offering.
- Attend pre-construction meetings to gather project information.
- Determine key variables for cost and other estimates – review and evaluate estimates.
- Gather information from job sites to utilize as key factors to complete the project according to estimates and client expectations.
- Conduct research to obtain data on labor costs, materials, production times etc.
- Use software for data analysis, forecasting and budgeting.
- Create and submit estimate reports or bids to appropriate persons (project managers, clients, bidding competitions etc.).
- Review actual costs post completion of projects and compare to estimates.
- Identify areas for improvement in future estimates.
- Other duties as assigned.
Qualifications
- BSc/BA in Engineering, Construction Management or relevant discipline.
- Certified Professional Estimator (CPE) is a plus.
- Demonstrable experience as a construction estimator.
- Excellent attention to detail and organizational skills.
- Resourcefulness in acquiring project specific information
- Proficiency in all commercial construction building types, including but not limited to wood-framed buildings, concrete tilt-ups, pre-manufactured metal buildings, masonry buildings, structural steel systems, mechanical systems, electrical systems, and civil work.
- Versed in a variety of construction methods and types in order to provide advice to the client regarding the design and which construction systems and building types might be best suited for their project budget as well as the intended use and final look.
- Qualification in project management is highly advantageous.
- Ability to forecast the cost of high-ticket, involved building developments.
- Knowledge of relevant technical and non-technical documents.
- Exceptional quantitative skills.
- Outstanding research and proposal writing skills.
- Proven ability to negotiate, and with seasoned sales professionals.
- Dependable, conscientious, and well-spoken.
- Familiarity with financial and project management principles.
- In depth knowledge of research and data analysis methods and estimating formulas.
- Exceptional math and IT ability with an analytical mindset.
- Proficient in relevant software (Timberline, HCSS HeavyBid) and Microsoft Office Suite.
- Ability to demonstrate outstanding listening, and communication skills (written and verbal)
