Overview
We are seeking a Senior Data Center Preconstruction Manager to lead integrated planning across cost, schedule, and construction readiness for hyperscale data center developments. This role ensures every project transitions into construction with a fully aligned scope, budget, and execution strategy.
You will act as the central link between design, procurement, construction, and project controls—driving consistency, reducing risk, and enabling predictable delivery across multiple concurrent builds.
Key Responsibilities
Lead end-to-end preconstruction from early scope definition through GMP execution and construction mobilization
Develop and manage integrated schedules aligning design, procurement, permitting, and construction timelines
Drive GMP development, contractor bidding, and commercial negotiations
Conduct construction readiness reviews ensuring scope, permits, equipment, and subcontractors are aligned prior to start
Manage budgets, estimates, and cost alignment from concept through execution
Partner with design teams to identify and resolve scope gaps early
Standardize preconstruction processes, tools, and workflows to improve speed and consistency
Collaborate with procurement on sourcing strategies and bid leveling
Oversee change management during transition to construction
Embed commercial strategy, including contract structures, risk allocation, and incentives
Identify and mitigate risks across cost, schedule, scope, and contractor capacity
Provide leadership reporting on schedule health, budget, and risk posture
Interface with client/tenant teams to align scope and technical requirements
Foster a collaborative, accountable, and high-performance culture across teams
AI-Enabled Delivery
Utilize AI-driven tools for schedule analysis, risk identification, and sequencing optimization
Apply data-driven cost benchmarking to validate estimates and contractor proposals
Automate reporting, dashboards, and variance tracking for leadership visibility
Leverage AI-assisted document review for scope gaps and contract analysis
Partner with project controls on predictive modeling for cost and schedule outcomes
Capture and apply lessons learned using data and pattern recognition tools
Requirements
15+ years in preconstruction, construction management, or large-scale project delivery
Strong experience with GMP development, contractor negotiations, and bid management
Expertise in integrated scheduling (Primavera P6 or similar) across complex programs
Deep understanding of data center or mission-critical construction scopes
Experience building and scaling preconstruction processes and standards
Strong background in cost estimating, value engineering, and constructability reviews
Proven ability to lead in matrixed, cross-functional environments
Bachelor’s degree in Construction, Engineering, Architecture, or related field
Preferred Qualifications
Experience on hyperscale or large-scale data center programs
Familiarity with modular construction and prefabrication strategies
Exposure to AI-driven project analytics tools
Knowledge of advanced delivery models (e.g., IPD, TVD)
Experience in high-growth or greenfield program environments
Work Environment
Hybrid role, preference for 100% onsite Amarillo, TX but open to hybrid with travel 50-75%
Active construction site engagement required
Periodic travel to vendors and partner locations
Flexibility during critical project milestones
