About the Role
ValueRock Realty Partners is seeking a highly disciplined, financially driven Project Manager to lead execution of capital projects, tenant improvements, and redevelopment initiatives across a retail-focused portfolio.
This role is responsible for delivering projects that directly enhance asset value, increase NOI, and support leasing strategy. The Project Manager operates at the intersection of construction, leasing, asset management, and property operations, ensuring all projects are executed with strict cost control, clear accountability, and alignment with investment objectives.
Key Responsibilities
Project Execution & Value Creation
- Lead execution of all capital projects including tenant improvements, façade renovations, repositioning, and redevelopment
- Translate leasing strategy and asset business plans into executable construction projects
- Ensure all projects drive measurable value (rent growth, lease-up velocity, tenant quality, NOI impact)
Budgeting, Cost Control & Financial Discipline
- Develop detailed project budgets with clear assumptions and contingencies
- Track all costs against budget and proactively manage variances
- Evaluate change orders with strict financial discipline; reject non-essential scope creep
- Ensure landlord cost exposure is minimized and aligned with lease economics
- Coordinate with accounting and asset management on proper cost classification and reporting
Design, Entitlements & Pre-Construction
- Manage architects, engineers, and consultants through design and permitting
- Ensure plans align with leasing requirements while maintaining landlord-protective scope
- Drive efficient entitlement and permitting processes with municipalities
Tenant Improvement & Leasing Integration
- Partner closely with leasing team to convert LOIs into executable project scopes
- Enforce lease-defined landlord obligations (vanilla shell delivery unless otherwise approved)
- Coordinate directly with tenants and their contractors to ensure alignment and timely delivery
Construction Management
- Oversee general contractors from bid through project closeout
- Conduct regular site inspections to monitor schedule, quality, and safety
- Drive accountability across all vendors to meet deadlines and performance standards
Vendor & Stakeholder Leadership
- Build and manage high-performing relationships with contractors, architects, and consultants
- Lead structured project meetings with clear agendas, action items, and accountability
- Maintain alignment across internal teams (asset management, leasing, property management)
Systems, Reporting & Process Discipline
- Maintain real-time project tracking across internal systems (e.g., MRI, Salesforce, CompanyCam)
- Deliver consistent reporting to leadership including budget status, timeline, risks, and outcomes
- Implement standardized processes and checklists to ensure repeatable execution across all projects
Qualifications
- 7–10+ years of experience in commercial real estate construction or project management
- Strong experience in retail or multi-tenant commercial environments preferred
- Proven ability to manage multiple projects simultaneously with financial accountability
- Deep understanding of construction budgeting, scheduling, and contract management
- Ability to read and interpret architectural and engineering plans
- Bachelor’s degree in Construction Management, Engineering, Real Estate, or related field preferred

Physical Requirements
- Frequent travel to property and construction sites
- Regular walking of active construction environments
- Ability to stand for extended periods during site inspections
- Occasional lifting up to 20 pounds
- Prolonged computer work for reporting and coordination
