Title: Preconstruction Manager

Location: Northern Virginia

Salary: Up to $160K

Responsibilities:

Lead all preconstruction planning including estimating, budgeting, scheduling, and procurement strategy.
Manage cost planning from concept through final design, including GMPs and lump sum proposals.
Coordinate closely with architects, engineers, and VDC teams to ensure constructability and cost efficiency.
Lead value engineering and constructability reviews to optimize design and project performance.
Develop procurement strategies and engage trade partners during early project planning.
Facilitate a smooth transition from preconstruction into construction with operations teams.

Requirements:

Proven experience leading preconstruction or estimating efforts on complex construction projects.
Strong understanding of design development, cost planning, and procurement strategy.
Experience managing budgets, estimates, and GMP development through multiple design stages.
Ability to collaborate effectively with owners, design teams, and internal project stakeholders.
Strong communication and leadership skills with the ability to guide preconstruction teams.
Degree in Construction Management, Engineering, or a related field preferred.
