Responsibilities

  • Develop and oversee Carter-Haston’s national marketing programming by providing strategic support and management of marketing, advertising, and promotional activities for Carter-Haston’s portfolio of multi-family residential communities encompassing the end-to-end customer journey
  • Collaborate with internal and external stakeholders including on-site community teams and corporate teams to design customized, effective strategies for growth at assigned communities, ensuring alignment with property and company-wide goals
  • Create and implement marketing plans that drive leasing activity, resident retention, lead generation, and overall property performance in conjunction with on-site Community Managers
  • Analyze marketing initiatives and key performance indicators (KPIs) to identify areas of improvement and optimize strategies to achieve objectives including increased occupancy, lease renewals, resident satisfaction, and lead conversion
  • Refine channel strategy, ad placements, and creative optimization across all marketing efforts to support performance goals
  • Implement and champion marketing best practices across all communities, ensuring consistency, efficiency, and brand adherence
  • Evaluate market trends and performance data to develop proactive strategies that address seasonality, pricing, and competitive pressures
  • Assist in the oversight of promotional video and photo shoot direction for assigned communities
  • Manage all aspects of social media marketing including content creation, engagement, and performance analysis to build brand awareness and online reputation
  • Manage key marketing platforms including but not limited to Community Rewards, ActiveBuilding, Engrain, G5, and Knock CRM to ensure optimal utilization and integration
  • Provide technical training and support for reputation management platforms to ensure effective online reputation across communities
  • Act as the primary marketing lead for assigned communities, ensuring effective communication and collaboration with stakeholders
  • Manage lead tracking systems and oversee onboarding of new marketing partners to expand reach and optimize lead generation
  • Collaborate with creative partners to develop and produce high-quality marketing collateral including brochures, flyers, signage, and digital assets
  • Assist in community acquisitions and dispositions including asset transfers, social media setup, and platform transitions
  • Own marketing performance across an assigned portfolio of communities, focusing on occupancy, traffic, lead conversion, and overall asset performance
  • Serve as the primary marketing partner to Regional Managers, Asset Managers, and onsite teams to align marketing strategy with operational and financial goals
  • Develop and execute property-specific marketing strategies based on asset lifecycle, performance needs, and market conditions
  • Evaluate performance across assigned portfolio and implement strategies to improve results, including support for underperforming assets
  • Oversee digital marketing agency partners responsible for paid media, providing strategic direction, reviewing performance, and ensuring campaigns are optimized to drive qualified traffic, conversions, and overall portfolio performance
  • Implement search engine optimization (SEO) best practices to enhance organic rankings and website visibility
  • Drive innovation in integrated listing services (ILS) strategies to optimize property listings and performance
  • Develop and execute email marketing campaigns to nurture leads, convert prospects, and engage current residents
  • Track and analyze digital performance using Google Analytics and other platforms to generate insights and improve campaign effectiveness
  • Collaborate with website partners (G5, Jonah, LeaseLabs) to create and maintain community websites that support a strong online presence
  • Develop and optimize website content including amenity descriptions, internal linking, navigation, and SEO structure
  • Ensure strong user experience (UX), maintaining websites that are intuitive, visually appealing, and optimized for conversion
  • Leverage tools to track user behavior, website performance, and conversion rates
  • Establish KPIs and regularly monitor performance to identify areas of improvement
  • Maintain awareness of market conditions, competitor positioning, and emerging trends across both the property management and digital marketing landscape, applying insights to continuously improve strategy, performance, and resident experience
  • Ensure compliance by completing all courses on the Learning Management System by assigned due dates
  • Maintain a professional appearance, attitude, and consistent attendance record
  • Perform other duties as assigned

Qualifications

  • 5-7 years experience Multifamily/Property Management in Corporate Marketing required
  • Proven work experience as a Marketing Director or other senior role
  • Bachelor’s Degree in Marketing or related field but not required
  • RealPage Property Management System experience preferred
  • Strong understanding of digital marketing including SEO, SEM, paid media, social media, and website performance
  • In-depth knowledge of various social media platforms, SEO/SEM platform and tactics
  • High attention to detail with ability to multi task and work independently
  • Proficient in Microsoft Office Suite (Excel, Word, OneDrive)
  • Strong leadership and interpersonal skills, including the ability to work with senior executives and in teams.
