The purpose of this classification is to perform skilled and general work functions associated with routine repair and maintenance work in one or more areas such as electrical, plumbing, HVAC, painting, mechanical, cleaning, and carpentry. Maintenance areas include, but are not necessarily limited to, buildings and facilities; City systems; grounds, parks, and landscaping; and recreational surfaces and athletic fields.

The list of essential functions, as outlined herein, is intended to be representative of the tasks performed within this classification. It is not necessarily descriptive of any one position in the class. The omission of an essential function does not preclude management from assigning duties not listed herein if such functions are a logical assignment to the position.

  • Performs buildings and facilities maintenance tasks in and around public facility structures/grounds (i.e., repairing, troubleshooting, painting, replenishing supplies, cleaning, setting up for programs and events, arranging equipment and furniture, etc.)
  • Troubleshoots electrical, plumbing, and mechanical problems; reads blueprints, schematics, flow charts, lab reports, and various manuals to diagnose and/or repair dysfunctional units or areas of disrepair.
  • Meets with contractors, vendors and others as required to address safety, maintenance, repair, installation, and related issues; provides guidance to contractors/vendors on routine matters; makes recommendations to the supervisor or designated representative regarding unusual problems or policy issues
  • Performs installation, maintenance, and repair work related to plumbing or HVAC systems in commercial settings. Installs and services water supply lines, drainage systems, fixtures, heating and cooling equipment, ductwork, and ventilation systems, depending on area of expertise. Repairs and replaces pipes, valves, fittings, faucets, furnaces, air handlers, condensers, thermostats, and related components. Inspects and tests systems to ensure proper operation, efficiency, and code compliance. Troubleshoots mechanical and system issues and performs preventative maintenance on pumps, compressors, motors, and other equipment.
  • Performs maintenance tasks associated with grounds to include collection/disposal of debris and litter; mowing, trimming and edging grounds; cleaning/clearing ditches, drains, and culverts; maintaining signage/striping/markings; and monitoring landscaping contractors
  • Prepares and maintains recreational facilities and playing surfaces such as athletic fields; tennis, racquetball, and bocce courts; dog parks; and playgrounds and equipment
  • Performs parking lot maintenance and repair tasks; patches and fills asphalt; inspects, clears, and repairs gates and outfalls; installs pipelines
  • Performs maintenance duties on pre-established schedules, as requested, and/or in response to emergency call out duty
  • Operates equipment and mechanical tools and performs routine maintenance to ensure proper operating condition to include cleaning, lubricating, adjusting, and monitoring fluid levels
  • Maintains general records to include daily work orders, tasks completed, supplies and materials utilization, equipment used and/or serviced, and fuel usage within the City’s asset management system.
  • Reports equipment malfunctions, facility maintenance needs, and real or potential safety hazards to immediate supervisor
  • Monitors supplies and materials inventories to ensure proper stock levels
  • Uses proper chemicals/cleaners and application methods according to prescribed safety procedures and protocols
  • May operate specialized vehicles and/or equipment based on assignment area
  • Interacts courteously and professionally with the general public as needed

Supervision:

  • None

High school diploma or GED; supplemented by three (3) or more years' experience in one of the functional maintenance areas outlined herein; or an equivalent combination of education, certification, training, and/or experience. Experience in a skilled trade (electrical, mechanical, plumbing, etc.) is strongly preferred. Journeyman license in a trade (electrical, mechanical, plumbing, etc.) is strongly preferred. Must have a valid Florida driver’s license. May require a Florida commercial driver’s license or additional license endorsement(s) based on area of assignment. Regular in office attendance is required.

Candidate is subject to interview(s), medical testing (including drug screening), and a comprehensive background investigation.

In addition to meeting the minimum qualifications listed above, an individual must be able to perform each of the established essential functions in order to perform this job successfully.

PHYSICAL REQUIREMENTS:

Depending on functional area of assignment, tasks involve the periodic performance of moderately physically demanding work, usually involving lifting, carrying, pushing and/or pulling of moderately heavy objects and materials (up to 50 pounds). Tasks that require moving objects of significant weight require the assistance of another person and/or use of proper techniques and moving equipment. Tasks may involve some climbing, stooping, kneeling, crouching, or crawling.

ENVIRONMENTAL REQUIREMENTS:

Tasks are regularly performed inside and/or outside with potential exposure to adverse environmental conditions (e.g., dirt, cold, rain, fumes).

SENSORY REQUIREMENTS:

Some tasks require manual dexterity, in addition to visual and hearing acuity. Some tasks may involve identifying and distinguishing colors. Some tasks require the ability to perceive and discriminate visual cues or signals. Some tasks require the ability to communicate orally and in writing.
