DIVISION OVERVIEW

Oppenheimer Development Corporation (ODC), an affiliate of Oppenheimer Companies Inc. POSITION PURPOSE

We are looking for a skilled and experienced Maintenance Technician to join our team at a luxury, high-rise, multi-family property in Boise, Idaho. The ideal candidate will be responsible for ensuring the preventative maintenance of all building equipment and professional communication with tenants and contractors. You will provide information, recommendations and/or solutions regarding problems that may arise, in addition to performing required day-to-day maintenance and completing apartment turnover tasks.


KEY RESPONSIBILITIES:


  • Performs general heating, ventilation, air conditioning, plumbing, lighting, water, waste and grounds maintenance.
  • Is responsible for locking and unlocking buildings depending on shift.
  • Performs site inspections to identify possible security issues, vandalism and general cleanliness of the sites.
  • Works to keep equipment areas free of dirt and debris, applies and prepares various surfaces for paint.
  • Performs basic scheduled preventative maintenance of building equipment, including greasing pumps and motors, checking drive belts, changing air filters, checking equipment status and reporting mechanical malfunctions to appropriate party.
  • Maintains lighting equipment and fixtures. Replaces lamps, as needed and performs scheduled lamp replacements. Performs floor checks to look for burned out lamps and may perform basic fixture repairs.
  • Will work with limited technical guidance and independence in accordance with work orders, verbal instructions, drawings, or hand-drawn sketches.
  • Repairs and replaces faulty plumbing fixtures, rest room partitions, performs basic plumbing repairs, opens clogged lines.
  • Responsible for implementing standard trade practices and procedures co-existent with adequate safety precautions.
  • Timely and accurately complete/log work orders with associated expenses/vendor information included for accounting processing.
  • Prepare apartments for new occupancy, including assisting with unit turnovers and ensuring vacant units are cleared of debris and trash, caulk, check appliances and smoke detectors, replace parts, etc.


PHYSICAL DEMANDS:

  • Repeated bending, stretching, climbing ladders, towers and manholes.
  • Working in and around small spaces to perform analysis and repair.
  • Must be able to lift 50 pounds.
  • Must have good manual dexterity skills.


QUALIFICATIONS:


Required Qualifications & Availability
These are essential to be successful in this role

  • High school diploma or equivalent
  • Working knowledge of general maintenance practices, including basic understanding of: Plumbing, Electrical wiring, Painting, Groundskeeping, Standard maintenance tools and safety procedures
  • Ability to use proper tools and basic testing devices in accordance with accepted trade practices
  • Basic proficiency with window-based computer programs for logging work orders and communication
  • Ability to work independently with limited technical guidance and sound judgment
  • Strong problem-solving skills with a positive, self-directed approach
  • Strong customer service skills and professional communication with residents, tenants, and contractors
  • Must be a team player and supportive of colleagues within and outside the immediate work group
  • Ability to lift up to 50 pounds and perform physically demanding tasks, including climbing, bending, and working in tight spaces
  • Reliable transportation
  • Ability to work the scheduled hours: Thursday through Monday, 9:00 a.m. – 6:00 p.m.
  • On-Call Rotation: Participation in a rotating on-call schedule (typically 7 consecutive days), Ability to respond to calls within 1 hour
  • Willingness to return to work during off-hours, weekends, holidays, or emergencies as needed
  • Willingness to work occasional overtime and holidays (overtime compensation provided in accordance with company policy)


Preferred Experience & Skills
These qualities are desirable and will help candidates stand out

  • Prior experience in multi-family residential maintenance, particularly in apartment or high-rise properties
  • Experience preparing units for occupancy, including apartment turnovers
  • Familiarity with preventative maintenance programs for building systems and equipment
