The Maintenance Porter is responsible for ensuring the cleanliness, safety, and operational upkeep of the parking garage, lobby areas, elevators, and assigned building floors. A key responsibility of this role is operating and performing routine maintenance on heavy garage power-sweeping machine. This position supports both maintenance and janitorial functions across the facility.

 

Location: 999 18th St. Denver, CO 80202 
Shift: Monday - Friday 3p- 9:30p
Requirements: Able to communicate in English 
Payrate: $20.00 Hourly

Essential Duties & Responsibilities

Heavy Equipment Operation & Care

  • Operate the industrial garage power sweeper safely and efficiently.
  • Conduct daily inspections, basic troubleshooting, and routine maintenance on the sweeper.
  • Perform minor repairs, cleaning, and lubrication of equipment as needed.
  • Document equipment condition and report mechanical issues immediately.

Garage Maintenance

  • Sweep, mop, and maintain all garage areas, including walkways, stairwells, and ramps.
  • Maintain parking system kiosks and related equipment (cleaning exterior surfaces, removing debris, etc.).
  • Remove trash, debris, oil spots, and hazards that could impact safety.

Building Lobby & Elevator Cleaning

  • Clean and maintain lobby floors, glass, entryways, furniture, and high‑touch areas.
  • Clean and maintain elevator interiors, tracks, and elevator lobby spaces on upper floors.
  • Support routine and special cleaning tasks as assigned by management.

General Janitorial Support

  • Empty trash and recycling receptacles throughout assigned areas.
  • Replenish consumables (towels, trash liners, sanitizer, etc.) as required.
  • Spot‑clean walls, doors, handrails, baseboards, and high‑traffic surfaces.
  • Assist with special projects, seasonal tasks, and event‑related cleaning needs.

Required Skills & Competencies

Technical & Mechanical Skills

  • Ability to safely operate heavy machinery such as industrial power sweepers and floor‑care equipment.
  • Basic mechanical aptitude to perform minor repairs, diagnostics, and routine maintenance.
  • Understanding of equipment safety guidelines, lock‑out procedures, and PPE usage.

Facilities & Cleaning Skills

  • Knowledge of proper cleaning techniques, chemicals, dilution ratios, and equipment.
  • Ability to follow maintenance checklists, work orders, and safety protocols.
  • Strong attention to detail in cleanliness, safety hazards, and equipment conditions.

Work Style & Behavioral Skills

  • Dependable and able to work independently with minimal supervision.
  • Strong problem‑solving and situational awareness—especially regarding safety.
  • Professional communication skills for interacting with building staff and tenants.
  • Ability to manage time effectively and prioritize tasks across multiple work areas.

Physical Requirements

The Maintenance Porter role requires the ability to perform physical, repetitive, and equipment‑based tasks within a commercial facility.

Physical Abilities

  • Stand and walk for 8–10 hours per shift.
  • Lift, carry, push, or pull up to 50 lbs routinely; occasional lifting up to 75 lbs with assistance.
  • Bend, stoop, kneel, reach overhead, twist, and climb stairs throughout the shift.
  • Operate heavy machinery requiring hand‑eye coordination and sustained attention.

Environmental Requirements

  • Work in enclosed parking garages, stairwells, and mechanical spaces that may be exposed to:
    • Dust, fumes, vibration, and machine noise
    • Cold or warm temperatures depending on the season
    • Fuel, oil, or chemical smells related to machinery or vehicles
  • Work in indoor building spaces including lobbies, elevators, and hallways.
  • Ability to wear PPE such as gloves, safety glasses, and high‑visibility apparel.
