Job Summary: The Maintenance III Technician is responsible for the oversight of the physical plant including the electrical and emergency power systems, all boilers, pressure vessels, and associated equipment; the fire alarm systems, HVAC equipment, the Energy Management System, refrigeration, mechanical and plumbing systems, and medical gases. The position will need flexibility in assisting Maintenance I and II duties, carpentry, and grounds.
Essential Job Duties:
Electrical Systems Job Duties:
1. Install, maintain, and repair electrical systems and components.
2. Troubleshoot power distribution, lighting, outlet, panels, and circuits.
3. Assist with maintenance of emergency power systems and generators.
4. Maintain exit lighting, emergency lighting, and life safety electrical systems.
5. Follow lockout/ tag out procedures when working on energized equipment.
6. Assist with ongoing/ identified hospital projects.
HVAC Systems Job Duties:
1. Install, maintain, troubleshoot, and repair HVAC equipment including air handlers, chillers, rooftop units, split systems, exhaust systems, and refrigeration units.
2. Monitor building automation/ control systems and respond to alarms.
3. Maintain proper temperature, humidity, and ventilation in patient care and critical areas.
4. Replace filters, belts, motors, and other HVAC components.
5. Perform preventive maintenance per Utilities Management Program.
Boiler/ Steam Plant Operations Job Duties:
1. Operate and maintain steam and hot water boilers.
2. Monitor pressures, temperatures, water levels, and safety devices.
3. Perform water testing and chemical treatment procedures.
4. Inspect pumps, valves, piping, heat exchangers, and related equipment.
5. Maintain boiler logs and required regulatory documentation.
6. Respond to boiler or utility emergencies.
Life Safety/ Environment of Care Job Duties:
1. Support fire and life safety compliance activities.
2. Assist with fire alarm, sprinkler, and emergency systems maintenance.
3. Participate in Environment of Care rounds and inspections.
4. Correct deficiencies identified during inspections.
5. Maintain compliance with NFPA, Joint Commission, and CMS standards.
6. Assist with and maintain medical gas systems
Preventative Maintenance Job Duties:
1. Complete scheduled preventative maintenance tasks.
2. Maintain accurate maintenance records in Limble system.
3. Document repairs, inspections, and testing.
4. Assist with equipment inventory and tracking.
Comply with local, state and federal laws and regulations.
Requirements
Education or License:
1. Master Electrician license required
2. Boiler Operator License or 4th Class Engineer license preferred
3. HVAC Certification preferred
Experience:
1. Minimum 3-5 years’ experience in electrical HVAC, boiler, or facilities maintenance preferred
2. Hospital or healthcare facility experience preferred
