SEQUOIA is seeking a Maintenance Director to oversee 17 properties and 2,500+ units in the Columbus, OH market. This is a hands-on leadership role responsible for the physical integrity and operational excellence of the portfolio. The ideal candidate balances day-to-day maintenance demands with disciplined capital planning — anticipating issues before they become emergencies and bringing structured thinking to project prioritization and budgets. The Maintenance Director leads a team of 2–3 technicians and reports directly to the Asset Management team.

Prerequisites

•      Must live in Columbus, OH

•      3+ years of construction or maintenance management experience; multifamily preferred

•      Strong technical knowledge of building systems: HVAC, plumbing, electrical, and mechanical

•      Proven ability to lead and develop a small team with a focus on accountability and results

•      Solid understanding of budgeting, cost control, and capital planning

•      Strong organizational skills; ability to manage multiple projects and priorities simultaneously

•      Knowledge of applicable safety regulations and building codes

•      Proficient in Excel, Word, and Outlook; Ohio EPA 608 Certification preferred

Responsibilities

Operations & Maintenance

•      Develop and implement preventive maintenance schedules for all building systems to reduce reactive repairs

•      Conduct regular property inspections; maintain a prioritized list of outstanding issues by property

•      Coordinate all maintenance activity including routine repairs, emergency response, and unit turns

•      Ensure timely resolution of resident maintenance requests and proactive communication on planned work

•      Ensure compliance with all applicable safety regulations and building codes

Capital Planning & Budget Management

•      Partner with Asset Management to develop realistic, forward-looking capital improvement plans by property

•      Prioritize capital needs by urgency and ROI; maintain clear documentation to enable prompt decision-making

•      Manage the maintenance budget; identify cost-saving opportunities without compromising quality

•      Obtain competitive bids and deliver organized summaries with clear recommendations to Asset Management

•      Oversee capital project execution end-to-end: on time, on budget, and to quality standards

Vendor & Contractor Management

•      Source and manage relationships with contractors, suppliers, and service providers across Columbus

•      Maintain a competitive vendor pool; negotiate contracts to ensure quality work at favorable pricing

•      Keep accurate records of vendor contracts, invoices, warranties, and work completion

Team Leadership

•      Supervise 2–3 maintenance technicians with clear direction, structured workload management, and regular feedback

•      Set performance goals and conduct evaluations; foster a culture of accountability and continuous improvement

•      Build scheduling and workflow systems that reduce reactive “fire drill” situations

•      Align team priorities with Asset Management and on-site property managers across the portfolio
