We are a growth-stage residential real estate development company with an active pipeline spanning land entitlements, master-planned communities, and mixed-use residential projects across the Houston metro. We are seeking a sharp, relationship-driven Land Acquisitions Manager to lead our sourcing, underwriting, and deal execution efforts. This is a high-ownership role for a proven land professional who thrives at the intersection of strategy, relationships, and transactions.


What you'll do

  • Source, evaluate, and negotiate the acquisition of raw land and entitled lots for residential development across the greater Houston metro and surrounding submarkets.
  • Conduct comprehensive feasibility analyses including financial underwriting, comparable sales analysis, entitlement risk assessment, and infrastructure due diligence (utilities, drainage, access).
  • Lead due diligence coordination across title, environmental, surveying, engineering, and legal teams from LOI through closing.
  • Build and maintain a robust pipeline of off-market and on-market opportunities through deep relationships with landowners, brokers, attorneys, municipalities, and other market participants.
  • Prepare and present acquisition packages and investment memos to senior leadership and capital partners, with clear go/no-go recommendations.
  • Monitor market trends, land pricing, absorption rates, and competitive activity across Harris, Montgomery, Fort Bend, Brazoria, and surrounding counties.
  • Collaborate with internal development, engineering, and finance teams to align acquisitions with product strategy, capital structure, and project timelines.


What we're looking for

  • 10+ years of land acquisition experience with a residential developer
  • Deep knowledge of the Houston land market across multiple submarkets
  • Proven track record of sourcing and closing residential land transactions
  • Strong financial modeling and underwriting skills
  • Fluency in entitlement, permitting, and land planning processes in Texas
  • Established relationships with Houston-area brokers, landowners, and municipalities
  • Experience reading surveys, plats, title commitments, and environmental reports
  • Bachelor's degree in Real Estate, Finance, Business, or related field preferred
