Property Manager, Industrial
Remote (Must reside 50 miles from Laredo TX) + 40% travels in region
$85,000-105,000 + 10% bonus
Manage 2M square feet of industrial (transportation) assets in the area. Travels include Laredo, El Paso, Austin, Arlington TX
Property Operations
- Maintain properties, oversee service contracts, building staff, and systems
- Deliver capital projects on time and within budget with facilities, construction, and third parties
- Reduce costs and develop strategies to enhance asset value
- Ensure compliance with ground lessors, lenders, bondholders, and investors
- Support due diligence for acquisitions and dispositions
- Oversee aircraft parking apron services, ramp management, and fuel distribution where applicable
Tenant Relations/ Leasing
- Primary contact for tenants from lease execution through expiration; provide orientation and enforce lease terms
- Coordinate with Leasing and Development on negotiations, expense analysis, and operational impact
Financials
- Approve vendor invoices, manage AR/AP, bill utilities back to tenants
- Prepare property reports, variance analyses, operating/capital budgets, and annual expense reconciliations
- Reforecast R&M and capital expenses
Requirements
- 1.5+ years industrial property management (trucking, railways, terminals, distribution / warehouse acceptable)
- Overall 5+ years in Property Management
- Spanish bilingual
- Microsoft Office; Yardi preferred
- Bachelor's degree or equivalent experience
