Industrial Maintenance Technician

This role requires a skilled technician proficiency in multiple trades, primarily focusing on utility plant operations with additional expertise in high-pressure steam systems, commercial HVAC, plumbing, and electrical work. It is crucial for ensuring the safe and efficient operation of facility utilities and equipment. Work includes conducting scheduled preventive maintenance on all plant equipment; testing water for proper chemical levels; operating electric generating equipment for electricity production or emergency standby; and recommending changes to improve boiler or chiller plant efficiency. General supervision is received from the Assistant Director of Facilities and Operations who reviews work for compliance with instructions, procedures, and safe operations.

Essential Duties and Responsibilities:


  • Perform skilled electrical work including running electronic tests, cleaning contacts, replacing components, and conducting inspections.
  • Install and maintain electric circuits, wall plugs, lighting fixtures, and other electrical components.
  • Troubleshoot electrical systems to identify faults and perform necessary repairs during breakdowns.
  • Repair and recondition electrical equipment to maintain operational standards.
  • Operate and maintain high-pressure boilers (up to 450 HP), boiler feed pumps, deaerator heaters, and associated chemical treatment systems.
  • Conduct daily testing of boiler water parameters and maintain steam and condensate return systems.
  • Maintain and operate chilled water systems, window air conditioners, and diesel generators.
  • Monitor gauges, meters, and data loggers to ensure optimal performance of boiler and chiller plant systems.
  • Perform preventive maintenance activities including cleaning, filter replacement, and equipment lubrication.
  • Troubleshoot and repair boiler and chiller systems, including replacing seals, valves, and fittings.
  • Monitor and maintain chemical treatments for water quality control in boiler and chiller systems.
  • Operate cooling towers and perform maintenance and repairs as needed.
  • Perform tasks related to other trades as needed to support operational requirements.

Other Duties and Responsibilities:

  • Install and maintain plumbing fixtures, measure, and install pipes for steam and water lines, and troubleshoot steam heating systems.
  • Operate heavy equipment including skid steer loaders, snowbrushes, and forklifts as necessary.
  • Maintain records of equipment maintenance, inspections, and repairs.
  • Ensure compliance with safety protocols, including proper handling of confined space entries and emergency response procedures.

Required Knowledge, Skills, and/or Abilities:

  • Ability to interpret operational data, troubleshoot issues, and perform necessary repairs on mechanical and electrical systems.
  • Strong understanding of safety regulations, mechanical systems, and water treatment methods.
  • Physical ability to lift heavy objects, work at heights, climb ladders, and tolerate various weather conditions.
  • Commitment to maintaining accurate records and adhering to safety procedures.
  • Excellent communication skills and the ability to work effectively within a team environment.

Education and/or Work Experience Requirements:

  • Minimum of five years of experience in electrical work; proficiency in additional trades such as HVAC, plumbing, and utility plant operations preferred.

Work Environment and/or Physical Demands:

Work Environment: The workplace will primarily encompass the central utility plant, a hub of activity housing various equipment and machinery essential for heating, cooling, and providing electricity across campus. This environment is characterized by its mechanical infrastructure, including boilers, chillers, generators, and distribution systems, all of which require regular monitoring and maintenance.

Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. This position will encounter diverse physical demands integral to maintaining the campus's essential utility systems. Expect tasks such as lifting and carrying equipment or materials, navigating through machinery and infrastructure, and performing inspections in various indoor and outdoor environments. The position will work at heights, in confined spaces, and occasionally in inclement weather conditions. The role may involve moderate to heavy physical exertion, including bending, kneeling, and climbing, as well as prolonged periods of standing or walking. Safety awareness and adherence to proper lifting techniques will be essential to prevent injuries. Overall, the position requires physical stamina, agility, and adaptability to effectively meet the demands of ensuring the smooth operation of campus utilities.

This position may be designated as "Essential" and/or the employee may be required to provide a means to be contacted during non-duty hours for emergencies. In the event of a campus emergency, special event, closure to maintain campus safety or building operations, this position may be required to work outside of regularly scheduled hours.
