Position Summary
HH Fund is seeking a motivated and detail-oriented Financial Analyst to join the Acquisitions department. This role is central to the firm's investment process, supporting the identification, evaluation, and execution of student housing and commercial real estate acquisitions and recapitalizations across the United States.
Core Responsibilities
1. Financial Modeling & Investment Analysis
- Build detailed, bottoms-up financial models to assess property and portfolio-level performance, underwrite investment returns (IRR, equity multiple, cash-on-cash), and conduct scenario and sensitivity analysis.
- Collect and synthesize target property operating income and expense data from seller financial statements, then project monthly and annual cash flows at both the project and investor level.
- Evaluate portfolio acquisition opportunities by identifying cost structure synergies with existing assets and developing optimized leasing and staffing strategies in coordination with the asset management team.
- Identify key input assumptions driving projected returns and construct dynamic data tables in Excel for sensitivity analysis across variables such as rent growth, occupancy, exit cap rates, and financing costs.
2. Investment Committee Memoranda & Presentations
- Prepare polished investment committee offering memoranda in Microsoft PowerPoint covering property physical characteristics, local market dynamics, target university and student housing fundamentals, and HH Fund's proposed value-add operating strategies.
- Draft disposition and recapitalization memoranda incorporating current operating performance metrics, capital market trends, and a forward-looking narrative on the asset's investment opportunity for prospective buyers or new capital partners.
- Structure all memoranda to clearly address prospective investor and buyer questions on deal background, return profile, execution strategy, and market assessment.
3. Market Research & Competitive Intelligence
- Monitor and compile proprietary research on target markets, including rental rates, vacancy rates, concession trends, and capitalization rates using platforms such as RealPage, CoStar, and industry publications.
- Conduct tenant surveys and direct market outreach to gather ground-level feedback on demand drivers, risks, and competitive positioning in target submarkets.
- Engage local brokers and market participants to assess sentiment, identify active buyers, sellers, operators, and potential competitors, and stay current on local zoning and policy changes that affect transaction dynamics.
- Synthesize market intelligence to inform underwriting assumptions, fair market value assessments, and future disposition pricing strategies.
Qualifications
Education
- Bachelor's degree required; concentration in Finance, Real Estate, Economics, or a related field strongly preferred.
Experience & Skills
- 1–3 years of experience in real estate private equity, investment banking, commercial real estate brokerage, or a related field preferred; strong internship experience considered.
- Proficiency in Microsoft Excel (financial modeling, data tables, solver) and PowerPoint.
- Working knowledge of real estate data platforms such as CoStar and RealPage.
- Familiarity with core real estate return metrics (IRR, equity multiple, cash-on-cash) and debt/equity financing structures across deal types (opportunistic through core).
- Strong written and verbal communication skills with the ability to synthesize complex data into clear, compelling narratives for an investor audience.
- Exposure to statistical or data science methods (regression, forecasting, basic automation/ML) is a plus.
