Job Summary

The Facility Manager has overall responsibility for facility management and daily operations. Responsible for working with maintenance personnel and vendors to ensure duties are completed safely, effectively and properly documented within OSHA and internal standards. The Facility Manager will be responsible for utilizing Emcor’s CMMS system to manage work orders as well as reviewing invoicing to ensure accuracy and timeliness. The Facility Manager will also be responsible for meeting or exceeding contractual customer KPI’s. Manage and coordinate contracted scope of work at the site(s). Plan and oversee scope of work including on demand work, PM’s, vendors and direct reports. The Facility Manager is the face to the customer; will be the single point of contact and will be expected to lead both internal and external teams. Will need to be able to prepare and lead customer meetings (QBR, weekly, monthly meetings).

Essential Duties & Responsibilities

  • Organize workload to manage normal day to day activities, emergency assignments and special projects (both Company and Customer) to ensure all Key Performance Indicators (KPI’s) and performance objectives are completed to satisfaction
  • Manage subcontractors and direct reports. Perform annual performance evaluations for direct reports. Hold subcontractors accountable to meeting contract deliverables
  • Meetings – Prepare and lead monthly and quarterly customer meetings. Work with team to develop necessary slides and agenda.
  • Manage all financials; including, but not limited to, monthly billing statements, expense forms, purchase orders, capital forecasting and budget
  • Evaluate physical buildings, assets, equipment and processes for compliance to standards (both Company and Customer); includes annual audit and intermittent reviews
  • Investigate, develop and implement projects, processes or activities to reduce or contain costs, increase quality levels and meet standards. Utilize technical competency, relevant work experience and comprehensive / diverse facilities engineering knowledge to generate creative solutions
  • CMMS system – manage internal and/or customer work order systems. Could include WO entry, PO approvals, running of reports etc
  • Foster a positive work environment with associates and customer. For associates, train, mentor, manage the review process and engage in associate development. For customer, develop and maintain a positive relationship that supports open dialogue
  • Promote commitment to environmental health and safety by adhering to safety practices, investigating concerns and making recommendations

Qualifications

  • Bachelors’ Degree or equivalent combination of education and experience
  • Minimum of 7-10 years of experience in facilities management
  • Model safe work habits to your work team
  • Conduct safety training meetings with your work teams and share Good Work Practices (GWPs) and other safety tools
  • Give and receive instructions in a clear and professional manner
  • Communicate effectively with supervisor
  • Strong organizational and analytical skills
  • Willing to go “above and beyond” to satisfy the customer
  • OSHA 10 hour and/or 30 Hour card. BOMA, IFMA, LEED Certifications a plus

Physical Demands

Frequent office deskwork requiring sitting, using phone and computer. Regularly requires extensive walking when performing site audits and physical building checks. Occasionally requires associate to climb, stoop, kneel, crouch and lift up to 50 pounds
